Not that I'm in a position to buy, but those sales with a caveat that if the buyer does all the work and gets planning/develops etc the original vendor gets a slice of the pie really pee me off and I would do my best to avoid

There are companies that specialise in getting change of use etc through (and judging by the race cars belonging to someone I know really vaguely who does this, it's a lucrative business) so engage one of them if you don't want to do the work yourself.

Didn't sell the last time and was discussed here.

Grim old dye works cottage a mile up the road from me. Just beside a converted church hall which sold for £700k. Big cemetery across the road and a haunted bridge if that's your thing too.

The house itself is not bad (though price seems punchy for penrith?) but you'd spend a lot of time redecorating that's for sure.
