That's my view on these too. If the builder decided he didn't want 1st dibs on the place, what would I be letting myself in for?

Suspect the chap died in care in 2020 but had been there for a while. If family members aren't local, or don't give a toss, they won't club together to help out - but they'll all be pissed off when they find out the fella left the house and all his cash to charity and not to ungrateful wky family members That's when real colours are shown. A similar thing happened to my grandfather's house. He wasn't on speaking terms with his daughter (my mother) and was in a care home for some time. He had lived alone for some years prior. When I went to clear it of personal belongings there was no power, water damage, loads of rubbish.

A quick glance at recent sales nearby indicates there's not enough margin at £250K - should be more like £150K.

Yup, it’s always a price equation of purchase price / works needed / final valuation. A builder would knock it down and build a new one if there was some coin in it.

So when a builder says no, all it suggests to me is that the vendor is dreaming with their asking price.

Which isn’t always a reason to walk away IMO. Developers work on what the spreadsheet says as a commercial decision. But people buy houses using a mixture of maths and emotions.
If it’s the perfect location near your old mum who needs popping in on every other day, the building style and space is what you like, the school is brilliant for the kids, the garage is big enough for your toys and the local station goes direct to your office.. and you plan to be there med-long term.. yeah, if the repayments stack up just accept you’re paying a premium to tick some other boxes that are important to you. After all, you can only buy the houses for sale when you want to move.

Have to admit I did it with my house.. the cost of buying it and modernising it didn’t really stack up if I wanted to flip it straight away. But several other boxes were ticked that were of significant value to me and hard to put into £££. Plus by doing it in stages and getting stuck in as a weekend warrior DIYer, it becomes more a labour of love. And by planning to live in it 10 years.. ah it all gets buried in boring old bank statements you choose never to look back on anyway hehe

Which is precisely NOT how a builder thinks.

Plastic house for plastic people. Don’t event get me started on the wide angle lens used by the EA - just look at the (apparent) width of the doors and the oval tumble drier door!

That's correct, the bedrooms are downstairs ( except Bed 4)
It's not uncommon in picturesque hilly areas to put the living space upstairs so you have better views when you're not asleep in the bedrooms..
