I think you enter on the bedroom floor and descend to the kitchen/lounge. The bedrooms certainly don't have big glass windows, which they would if they were downstairs, from the exterior photos.

Bedroom 4, the utility and the hall are all at the front at ground level, which appears single story from the photos. It’s the result of the house being built on a hill, and the agent not wanting to show it as a three storey house.
My house is similar - I’ve got 4 floors, with the front and back of my house offset by half a floor due to the slope the house is on. Deciphering the floor plan was a challenge, until you saw it in person!
Photo 11 shows downstairs at the back, looking up to the entrance hall and the stairs going up/down from it.

I think that's right - it looks like the roof line at the back is slightly higher than the front.In-laws house was similar with entrance and one bedroom at ground level then half a flight up to living space and half down to bedrooms. Great for views right across the Cheshire Plain and into Wales but was a bit of pain as it obviously doesn't flow to the outside space. Good in summer as bedrooms stay cool and in winter the upstairs living areas keep warmer.

I'm not too sure either. But I'm guessing that because of the way the back door and windows were removed in that kitchen (to make it open to the conservatory). the that room/area will be freezing during winter. and boiling during summer
Ah yes, to some extent. However if there's heating it'll be useable just, ours was bigger Mrs before we had a real roof on it and we used it year round with the heating on.Too hot in summer mind you agreed!
Not really a nightmare however, set of doors and a window and you're done!

Although this is beautifully done, and presumably would be a lovely airbnb - I can't believe you can spend more than half a million on a 2 bedroom 'studio house' that doesn't have any actual bedrooms. Is that even mortgageable?
