There is a reason - Irvine and a lot of the surrounding areas are in the grips of modern day poverty. Absolute stholes. I lived not far away for 30 years and my parents/friends/family still do. Whilst the area has got some beautiful scenery, lovely countryside, good roads, little congestion and plenty of nice folk, there isn’t much going on. There are very few skilled and/or well paying job opportunities around which means not much in the way of ‘nice’ amenities for locals. Glasgow is commutable which i’m sure helps. There are some excellent properties though - I don’t actually think that house (in isolation) is too bad, the decor is council but the proportions and plot it offers is much better than most builds of the same age here - there would be 2 houses on that plot if they’d built it down south.

The floor plan is dodgy - makes it look like it’s an upside down house with the living space on the same level as the entrance. And how does pic 3 make the living room look 12 ft rather than the 18 ft it is?
That's correct, the bedrooms are downstairs ( except Bed 4)
It's not uncommon in picturesque hilly areas to put the living space upstairs so you have better views when you're not asleep in the bedrooms..
I think the floorplan is cooked.

I think you enter on the bedroom floor and descend to the kitchen/lounge. The bedrooms certainly don't have big glass windows, which they would if they were downstairs, from the exterior photos.

Bedroom 4, the utility and the hall are all at the front at ground level, which appears single story from the photos. You go up some stairs from the hall to the three bedrooms at the back of the house, or down some stairs to get to the dining room, lounge and kitchen.

It’s the result of the house being built on a hill, and the agent not wanting to show it as a three storey house.

My house is similar - I’ve got 4 floors, with the front and back of my house offset by half a floor due to the slope the house is on. Deciphering the floor plan was a challenge, until you saw it in person!

Photo 11 shows downstairs at the back, looking up to the entrance hall and the stairs going up/down from it.

Yep, I see that now. The floorplan hasn't been drawn very well, from what I can see.

I think that's right - it looks like the roof line at the back is slightly higher than the front.

In-laws house was similar with entrance and one bedroom at ground level then half a flight up to living space and half down to bedrooms. Great for views right across the Cheshire Plain and into Wales but was a bit of pain as it obviously doesn't flow to the outside space. Good in summer as bedrooms stay cool and in winter the upstairs living areas keep warmer.

I'm not too sure either. But I'm guessing that because of the way the back door and windows were removed in that kitchen (to make it open to the conservatory). the that room/area will be freezing during winter. and boiling during summer

Ah yes, to some extent. However if there's heating it'll be useable just, ours was bigger Mrs before we had a real roof on it and we used it year round with the heating on.

Too hot in summer mind you agreed!

Not really a nightmare however, set of doors and a window and you're done!

Although this is beautifully done, and presumably would be a lovely airbnb - I can't believe you can spend more than half a million on a 2 bedroom 'studio house' that doesn't have any actual bedrooms. Is that even mortgageable?
