PM me and we can meet for a beer at mine/my local and discuss in detail when I am back in the UK (from the beginning of May). Initial thoughts:
- transport is train only, as no tube. Tulse Hill is the best station for versatility of destination into central London, but West Norwood and Streatham Hill get you to Clapham Junction. You need to be careful as it is easy to be a 20 minute walk from a station with no frequent bus (and prices reflect that in those dead spots).
- £500k is flat territory, there are no houses around here for that unless you get to the grimmer bits of Norwood. Your budget gets you 3 beds in a house in a bad area, or a 3 bed flat in a nice road (West Norwood).
- Your budget gets you ex LEA stuff, but I would not touch it with a bargepole. Lambeth cannot be trusted as a leaseholder, and our estates are in no way gentrified. Plenty of petty and not so petty crime.
- I would look at West Norwood, as the new Picturehouse is ace, and the high street is rapidly improving. Still cheaper than Streatham Hill. Dulwich is expensive now, and the best bit (East Dulwich) is no good for getting to SW. West Dulwich is leafy and lovely, but a bit residential and very poor for transport links.
