Still crossing fingers for exchange on Friday but my buyer's solicitor is making a big deal about the fact that I didn't get the boiler installed by the manufacturers technician and register the warranty!

Only thing I forgot - and can't believe it's jeopardising everything. Literally the only documentation I don't have.

Buyer is away - thinking of e-mailing them directly...

The more you give, the more they want! He's just looking for something to justify his fee.

I'm sure the buyers wont care one bit.

You shouldn't need to register for a warranty - and you could probably do it any time. Failing that, buy a BG HomeCare policy for 12 months...

Just needs to be installed by someone competent and Gas Safe surely? Is the warranty inactive as you did not fulfill some marketing database ruse?! Odd, and may I say I haven't come this far to be let down now, actually!! Sort them out S!

So our buyer's solicitors got 5 weeks into the process at which stage their compliance person decided that they could not act in a sale where funds were coming from an offshore trust.

Cue panic. New solicitors appointed, file sent over, really hoping our own seller not spooked.

Our buyers got in touch directly to tell us that they remain committed to 1st September completion and exchange asap.

Our seller - radio silence.

At a wedding in Ibiza for one of Lady F's glamourous friends, trying not to stress about it: but fielding e-mails and, well, stressing. Not feeling the beach and club vibe right now!

First world problems: everything needs to stay in perspective. We would be lucky and privileged to get this place, and are lucky to have our current home...

You're buyers are committed, you're committed AND your seller wants to sell.

We exchanged & completed same day, after weeks of silence.

Have you checked out the buyers surname online? You know, for any matches on UN sanctions lists or war tribunals.

Being African and offshore, seems strange if it took this long for solicitors to pull out.

It's ok. The buyer just sent me an email. They are the relatives of a Nigerian Prince who has just died. There is an inheritance of US$43,000,000. However, there are some problems with the will and it just needs Mr H Flashman to provide some advance fees to the bank to release the monies.

Our solicitor was out yesterday, so his assistant was on it, and rejected our buyer's deposit as they were exchanging from USD from the trust, the exchange rate moved, and we were £415 short on the 10% deposit due to us. Lawyer didn't bother calling us to let us know, so buyers just got a note saying their exchange was rejected. Lawyers are bloody useless.

First we knew was an e-mail from the buyers directly to us, saying. We called them, reassured them that we had nothing to do with this. They transferred the extra funds...

...so we are in the process of exchanging right now! Fingers crossed for today.

Buyers' dialogue with us has been excellent. We are going to be neighbours if this all happens, and are already plotting a dinner out to celebrate/commiserate over the appalling process that is UK property buying.

Another result - they are travelling and don't want to move in until 1 October. They may let us stay in this house for a few weeks so we can kick start the renovation on the new house and not have to move to a flat.

If these guys do that for us and are as nice as they seem, I shall have every inch of this house polished, and the fridge full of treats for them for their move-in day.

On the lawyer front, amusing conversation with our buyer yesterday. Their lawyer was stressing (on an hourly rate rather than fixed conveyancing package) that the washing machine warranty was not included in the pack. Our buyer told him on e-mail (copied to us) to desist, stating "for the hour you'll charge me for this crap I'll buy a new f****** washing machine!" (she's South African and amusingly direct).

Told.

And we've exchanged with 1 September completion date! Am about to start the new renovation thread!

Thanks for letting me have a place to stress, blow off steam and generally rant, and for lots of support. Reading through from the beginning of this thread, I have to say Lady F and I never thought this would happen. Dream come true - or will the renovation turn it into a nightmare...?
