Thanks - I know that site too! Although I have. Even threatened with divorce if I take us into another project, I would one day love to scratch build a modern house in a spectacular coastal/waterside location, to Passivhaus and energy neutral standards...

The Mornington Terrace house they have listed is spectacular. Exactly the kind of old and new that I love.

Pace is incredible and the house is going to be the same. How did you plan it all so quickly - just a case of knowing what you wanted and having the contacts from the last one?

Also - currently shopping for tall column rads just like that one. Who did you go with?

Rads are just Stelrads - not very attractive, came with the house. The ones I like are by Revive Radiators, available from Mr Central Heating. These are what are going in downstairs.

Anyway the house was broken into last night, and all the builder’s tools stolen. It looks as if one of them left the garden doors open, as no forced entry.

This will be the first real test of our relationship, I feel. None of them are going to be willing to admit that they did this, as it means they won’t be insured.

Let’s see what happens once they have spent the day dealing with things.

This house is getting boarded up and locked down this weekend, frankly.

Just read through all of this, and wow, amazing!

I'm currently in Lambeth, and it's amazing the size of some of the properties you can get when walking around.

What a shame to hear about the tools, hope it doesn't hinder the build too much!

I expect I'll get laughed at but given your timescales and the rate this is progressing, and the money you're already throwing at this project, would it be worth paying for some form of security guard at times the house is unoccupied?

Conversely,I bet YOUR purchasers are glad you are still there as an empty house just down the road could easily have been broken into.

Sucks for you & the builders though

Oh man, what a total PITA! Hope the scumbags that broke in are caught and dealt with accordingly.

Fingers crossed they can replace their tools quickly and get back to work.

I can attest (professionally) to the fact that new house build (of good quality and that would fulfill the expectations of a reasonably minded lawyer, such as yourself, sitting in a Clapham omnibus - as you may well be sometime soon) is becoming incredibly expensive. I attended a seminar on reinstatement value for fire insurance purposes (I know, I know!!!) recently and central London costs have been recorded at around £25k per sq metre. Granted, this was for a multi-millionaire who cared not about cost and the finishes to walls and floors included leather and marble but the main point was that the finishes and general kit (fitted bathrooms, kitchens, data and telephony cabling, sound systems etc etc) make up a massive cost over and above the general bricks and mortar. Creating a energy neutral passive house could surprise you, cost-wise, Flash. I was flabbergasted as I have much the same desire.

Love the build thread but make sure you don't put up any info on your alarm/security installs, locks and placements mate. All this info could be like a recce for them frown

That did cross my mind briefly - I hope it isn't, and I'm sure it's not. There's going to be enough deliveries, enough vans, enough trades kicking around to make even the thickest of local toerags twig that there's building kit in the house.

It would surprise me far less if there was a tipoff from some scrote on the take at the builders' merchant, too...

B'sides, I'm not even sure Harry's mentioned which corner of That London the house is.

I don't think it will be.

Don't know area lately, but think OP's area is one of many London towns that are getting better and gentrifying, but still full of many scrotes, a couple of whom probably spotted an opportunity whilst walking by.

Crime stats show around 10 burglaries each month around OP's streets.

We have a mix of Castrads and Coventry Demolition rads in our old house

Well if they were casing the joint they'll be upset if they break in once we've moved in. Most expensive thing I own inside the house is the TV, and it's years old and huge! Cars don't even live at the house as they're locked up elsewhere.

By the way, builder has been awesome. Getting police in tomorrow, and got on with decorating and non-tool jobs today.

Yes, who knows, but extremely unlikely anyone stalked the joint from here for a set of De Walt, but keep it in mind mate as the internet can be a funny place. I may be saying this because I virtually "stalked" this woman in below link today (which made me feel a bit weird) after reading about their awful dog cruelty and just to try and work out the disturbing psyche; I found she did a degree in criminology and seem to really adore her dogs on FB. Confusing frown

Indeed, yes the Rightmove listing was there but I'm not a million miles away and there are multiple weekly reports of tool theft in our local FB group.

There is a far higher chance of them just seeing a building site and finding an open door, far more opportunist and likely.
