We had just dropped from 935 to 915. I thought he was been very cheeky and we were warned from the EA about him and his business approach with property

So you were upset at missing out on the house that you wanted due to not selling your house, you're considering a price drop but you turned down an off 2.7% below asking. Something doesn't fit there.

I see where you're coming from to an extent, but surely this is just the cost of selling a house.

Love my house, no intention of moving, but keep an eye on the market and if the right house comes up at the right price in the right place we would move. Problem is there's only a handful of houses that would fit the bill so if one of them comes up, when should I put mine on the market?

I'm certainly not going to have mine sold before I turn up to view and discover that the estate agent has forgotten to mention X y or z.

It's just the way the market works, especially the further up the chain you go.

It was listed at 935, we dropped to 915. He offered 890. We went back at asking for 900.
Struggling to see what doesnt fit

He showed us his 150 acre estate hes building with 1500 homes, his helicopter. If he wanted the house, i would have expected some negotiation.

As Tonker said, the EA warned us and he even offered to deal directly, not through the EA saying "The EA is a thief and if you were to pass me your mobile we could deal directly"

Agree. Exactly what we did - and we ended up selling our house and buying the one we had toured (total wreck, by the way). I viewed plenty of houses in the off chance I loved them. Did not make me a timewaster.

It's frustrating I know, but not everyone's a time waster. Earlier this yr we saw a place online, Mrs PR very keen, went to view, liked it so put our house on the market and sold it the following day. Made an asking price offer on the place we went to view. All this within 4 days!

In our part of Essex, the good quality houses in the best areas sell above asking within days. Quality stock is very infrequent so when it comes on people move fast.


Best of luck with the sale OP. FWIW, I think you've done a nice job on the house refurb.

Us too, pretty much exactly what we wanted, plenty of interest so went to sealed bids. Who cares if it's a little over? 10 yrs will sort that out.

I agree. We moved last year; saw the house on the Saturday and offered an hour later. The same agent was instructed to sell on the Tuesday and the house was under offer in 10 days.

Given what we were looking for (house with garage in Greenwich or Blackheath), having the old house under offer simply wouldn't have been an option; so narrow were our search area and criteria, we were looking for 2 years.

Ah. Yes. Well... We paid over asking last year (all went to best and final). Worth it as not planning on moving unless we leave London (which isn't likely for 15 years) and the house is perfect for us. Whilst the numbers have to work, many people forget a home is one's home and not, solely, an investment.
