Laughed at the 7'x 9' broom cupboard under the stairs in the garage - estate agent calling it a bedroom. If it were my garage that would be the tool store.
I didn't even clock that. So this place is a three bed then smile

Yep. Open up the cieling in the garage so you can have a 2 post lift, use the rest of the loft space for storage and make a nice tool room for oily stuff in the "5th" bedroom, As you say, a 3 bed with a nice garage...

That would do me nicely. The porch/conservatory thing at the rear looks a bit odd. The rest’s smashing.

Needs a bit of work (and finishing) but I could content myself with the setting

You're not wrong, I totally agree. It's easily knocked down, to be replaced by a similar wooden structure, painted sympathetically.

Yes, absolutely lovely on a day like that. A bit wild on others, I suspect, but there's a great lifestyle and business there, for sure. I wonder what the backstory to the sale is?

'4 bedroom property'. Plus 5 decently sized cottages and a flat.

You get a lot for your money even without the rest of the estate like the land, jetty, views, outbuildings, the rest of the main house...

If I never needed to work again (and had a decent 7-figure wedge in the bank obviously) I would be looking for somewhere just like that.

Ignoring the price point I rather liked this in the FT yesterday. Lot of work to be done inside, but I guess that’s inevitable.

Why do you say, ignoring the price point? That's the whole idea of this thread, "property pawn" not just a nice house on an estate thagts a bit costly! biggrin

Yeah maybe, although most of this thread falls into one of three categories:
- Oh my god, would you look at the state of this monstrosity?
- Apparently attractively priced house that is followed up by a couple of informed posts as to why not all is as it appears
- Attractive houses, none of which ever appear cheap, so why bother talking about the price?

And so... accepting all that, why do you say ignoring the price?

Wonder if you are allowed to generate your own electricity from the river that runs through the property of that Mill house in Hertfordshire - perfect for a fleet of Tesla wedding cars!

That was my thought too... But at a guess you wouldn't want a mill wheel running in the house. It would cost a fortune to try and dampen the vibrations totally, if it was even possible. At least, that's what I'd have guessed.

My dream is to own a large estate with a mill on it that can be converted to generate electricity. I get free leccy, a millpool to fish in, a river running through the property... heaven.
