I'd put the bathroom as a room off the living area, not an ensuite, the bedroom as a kids bedroom, and stick this one of these in the lounge, probably against the wall to the kitchen.

Fantastic location in a lovely rural area, but I suspect that the access and service provision costs would be significant. The resultant accommodation will be pretty pokey too. This cramming of a big house on to a small plot isn't without precedent in Salcombe. Where years ago the wealthy bought a large plot and had a big house built and employed people to look after it all, the recent influx of wealth doesn't seem to care about the size of the garden. Anyone tempted to say maybe they can't afford a big plot should note the owner of this property has bought the plot and demolished the old house before starting excavating. He has deep pockets to be able to do that.
