I'm afraid I agree. It needs a serious amount of making over, including the all expensive kitchens and bathrooms. It's one of those homes where I think the owner is deluded about how seriously dated it is. They keep the decor fresh, and the house clean, but it escapes them that fixtures features and fittings from the 80's no longer cut it at the price they ask.

It's been on since last summer too, judging by the state of the grass. Not exactly being snapped up.

The saving grace is that it could be lovely, ignoring any location problems which I can't answer.

It's not a council estate next door it's a 'private estate', believe it or not. Although exactly what's private about it I'm not entirely sure as I looked at a house there once and I don't recall being vetted hehe

The area isn't terrible actually, not especially chavvy or anything, but definitely not upscale either. The roads adjacent are always v busy. Not town, not country. Bit of a no-man's-land really. And a very, very long way down the list of locations I'd choose to sink £1M+ on a house.

It's in a really bad position, and needs a lot of money spending on it.

Of course if you have the money, and you spend a lot on it, it'll then be in a really bad position.

I'd imagine anyone shelling out £1.2m on a property wouldn't be horrified that they need to fit a few new kitchens and bathrooms.

Granted, it's not a Taylor Wimpey show house. But then, it's not a Taylor Wimpey show house.

I get that. You only need to go on ebay, key in kitchen/used to see the number of up to date kitchens that people rip out!

That said, every single room needs an overhaul, big style. Also, and they could just be well hidden, I can only see what appear to be plug sockets in pictures 5-6. A low plug socket count suggests a re-wire is overdue. A HUGE job on a house that size.

I'd want it more priced at project level. The OK condition is only in it being presentable, a veneer.

My general rule of thumb re ‘private estates’ is that if you can bowl up at the gatehouse in a Bentley Blower with Phil and Liz onboard and the chap doesn’t make you feel like a worthless oik looking to go on the rob then there is nothing ‘private’ about the estate. biggrin

In fairness, it's Chigwell. That's the local vernacular, like Georgian stone in Bath. It'll sell to another footballer easily enough you'd think, who'll rip it the interior and replace with an exact facsimile only in purple.
