As the article states, it is waaaay over priced. The property taxes of $34k/yr indicates it’s been assessed by the town around $1.2M. North Caldwell is known for these huge houses so there’s no shortage. And in fact, this one is small. We looked at a 9,000 square foot house there.

The area has has a few issues though. First, the schools are not 10 out of 10. Second it’s a little too far/inconvenient to commute to New York. And finally, those taxes. Essex county is the highest taxed county in the highest taxed state. I used to live in the town with the highest taxe rate in Essex county. I moved 5 miles down the road and dropped my tax rate to less than half of my previous house.

That's crazy, over $30k in annual taxes for a valuation of $1.2m. I'll stop complaining about paying £2k/yr this side of the Atlantic to have my bins taken once a fortnight. biggrin

Our “trash” is taken twice a week. However, unusually for America, it is not covered by our taxes. We pay by the bin bag. Our recycling is free. The town got fined last year because everyone recycled everything.

The opening credits of the Sopranos are not terrible. Ok, some stuff isn’t actually on route but most of it will get you to the area. You would end up at my old house and not Tony’s though.

Of course you're right. I'm just saying I'd expect better in a house at that price point. In fact I'd rather buy a wreck than a place with a sound but dated interior because vendors are invariably convinced their home is great when the buyer knows it's going to cost a fortune to get it up to a modern standard.

If you knew what you were doing, you could probably make your money back on one of the smaller houses alone.

Asking price £899k, and they are currently entertaining an offer of £700k. There must be a story there.

It’s no stranger to this thread. The previous owner sunk more money than he had and jumped off the roof. The biggest issue is that no matter how much money you put into it the house will still be in Keighley.
