Nicely done, but two and a half million in Huddersfield isn't an easy sell.
True but it seems to be a reasonable distance away from Huddersfield and Oldham and very close to the peak district.
Wrong side of the hill to command that price. If it was on the Saddleworth side it would have a chance. Not in Marsden. That’s because commuting from Marsden to Manchester is a real chore especially in Winter. That leaves Huddersfield which isn’t exactly a hotbed of prosperity.

It is near the UKs longest and deepest canal tunnel though, Standedge tunnel. (Other end is in Saddleworth). The term “leg-it” for running away comes from canal tunnels as the tunnel is only big enough for the barge so the leggers would lie on their back and walk the barge through the tunnel while the horses are walked around.

Leeds is commutable from there though wink

It’s a very interesting property but I’d agree that it’s very optimistically priced, I think that something like £1.75 million would be sensible.

Local to me, probably doesn't rate too highly on the pawn scale - but loads & loads of space - https://www.rightmove.co.uk/property-for-sale/prop... £1m (but been up for sale a few times over the years) - comes with covenants.

The riverside paddock over a bridge is very appealing.

I bloody love that. And it's in EAST Preston which is a really nice little village on the south coast, not in some Manchester suburb hehe

Were it not for the lack of outside space, and garaging, I'd find that immensely interesting, as we would not be averse to living down that way.

It was owned by a local eccentric for years and was derelict for decades.

Worth pointing out that it's an apartment, albeit a nice one, not the garage. The conversion was done around a decade ago and the pumps which were retained due to planning, together with some of the exterior features, are looking shabby now. The road itself is not one of the best in East Preston but it is in a good location with the beach, pubs and restaurants only 5 minutes away.

I thought this sold a couple of years ago for 4+ million, but looks like it never sold. They were trying for planning last year so looks like that failed too. Very cool house but needs a ton of work and access is not great.

It’s Marsden. They have a festival if they see the sun. I grew up in the area and it really does rain all the time.

Unfortunately not. Property isn’t a subject I have any knowledge of I just like looking at stuff I can’t afford.
I either like it or don’t. Right now in my time of life I appreciate land and lack of neighbours.
