Wasn’t sure whether to put this here or in the nightmares thread because it’s been on the market for ages.

What’s wrong with it? It’s on one of the two most desirable streets in the most desirable area of Norwich. The decor obviously isn’t to some people’s taste, but someone with £1.5m+ can surely drop a few quid to freshen the place up without losing its character.

All of the houses on this stretch of road would be £1m+, and some of the better ones I’ve seen might be closer to £2m, so unless it’s a few hundred thousand over priced I can’t get my head round it.

The staircase and orangary are quite something. The rest of it could be called a bit busy, maybe some can't see past that?

Which is exactly what I thought the first time I saw it, but it’s so easily tidied up given the funds the buyer would presumably have.

Most rooms would need sorting, so I guess some wouldn’t want the hassle of doing most of the house?

I suppose the kitchen is a bit much, but I reckon it’d look better on a viewing. How much to replace that to a standard you’d want in that house?

I reckon a lot of people can't see passed the chinz.

The other thing is, it is next to the Coleman Hospital, OK a few doors down, but it is a funny part of Unthank Road, neither to the top end and a big house being down towards the shops/bars etc. where a lot of the student houses are.

Half the price...

The chintz is the thing I think. It wouldn’t bother me. It would all be stripped out, but I guess some people don’t see it.

Admittedly, I had initially thought it was the other end of Unthank Rd, (the Waitrose end), but Personally I quite like the location. Much closer to shops, good pubs and restaurants, yet set well back from the road with loads of parking. It wouldn’t worry me at all.

The Trory St place is half the size and far less garden, parking, and is tucked down a tiny road of terraced houses with cars parked all
Over the place. It’s also right next to a rough as fk high rise. The price difference is completely justified, isn’t it?

The answer is always the same.

It’s overpriced.

Does anyone remember the TV program The House Doctor. 9x out of 10 it was the way they'd presented their home. She decluttered them, painted them neutral, and made them look ready to move in to. Houses which had often stagnated on the market were often snapped straight up. Doer uppers excite me though. Until I'm in the thick of doing them up 5 years in.

Well, sure, but what I can’t decide is whether it’s overpriced in light of the work you’d want to do, or it just breaks the ceiling price by too much. You could sell any house in an instant if you really wanted to.

Properties in this area that haven’t been touched since the 70s regularly go for the same money (or very close) as those that have been modernised.

I get that. Some areas have houses that get snapped up what ever a mess they are. Maybe there's something that comes up when surveyed. If so they'd be mad to not address it at that £ level.

That tower block is OK, 3 of my dealers have lived there and never any trouble. wink

Used to skate the little underground car park under that tower tower when it rained, DDP it used to be called, Deep Dark Place. I forgot about that.

When we were skint in the late 80s/early 90s my dad used to buy home made wine from some guy in there. It certainly wasn’t very nice back then!

He also used to take me in the pub on the corner opposite on Sundays. Similarly rough as aholes laugh

I digress...there’s no way I’d pay £800k to live next to that monolith.

Lovely position, shame about the house!
Would be looking for more than 2 acres to counterbalance that much house square footage, although I think you are safe from development in the AONB(?)

If I was the seller I'd call Google and ask them to come down the street again so Streetmap didn't show the house with boarded up windows

That house is lovely, no idea of values in that area but I reckon I'd need to budget £100k to change the interior.

Re-work bedroom 3 to be a large bedroom dressing area - pretty cheap
New kitchen might be £50k for that size (I hate that granite)
£25k for new bathroooms
£25k for re-decoration

I saw the Marilyn Monroe picture on the wall in the first interior shot and thought, I'm not going to like this place. I was right; nice house, nice position, terrible interior.

Bit ostentatious for me

does a pool plant room (a pump and some dials?) really need to be 30x11ft? i have no idea about pools
what is the point of a 7m long pool? Doing a length would take a few seconds! Maybe teaching young kids to swim
Panic / gun room hehe
Hers en-suite twice the size of his hehe

Location is lovely. House is a mess of architectural styles and the interior is unpleasant.
It’s location in the AONB imposes some constraints over and above the normal ones applying to the countryside (govt advises that “a local authority must make sure that any proposals have regard for the purpose of conserving and enhancing the natural beauty of the AONB”).

That's one of the few sensible design choices in the house!
Much better to have a large hot tub / sex pond in that location than a bigger outdoor pool that's an eyesore and won't get much use in the UK climate.
