Ah that's a long time.

Completion all on for Thursday. Getting excited now.
And yet it's still going! Management company agreed to vary the lease (for a handsome fee), but it was not the variance requested. So the buyer's solicitor is not happy with it. Round the loop again.
The solicitors are discussing indemnity insurance now rather than relying on getting the lease varied, which hopefully will resolve the issue.
Now at 4 months for a no chain sale.

Offer just accepted, after the last buyer messed us around.

They're investment buyers, we're no chain. Let's start the clock and keep everything crossed!

Our offer was accepted (at asking I may add) for 12 weeks before we got a date.

Total time from offer to getting keys was 13 weeks, 2 days.

We had no chain ourselves, people we bought off were buying a rental property so effectively no chain there either.

Felt it took longer than necessary but hey-ho.

Can finally respond to this thread as I didn't want to jinx things. Exchanged last Monday and due to move this Friday. It feels like it's taken forever as we first viewed the 'new' house on 29 December. When we initially viewed we were in no position to sell ours, however we managed to accept an offer under two weeks after listing.

Will put up a thread about the garage I have just built in the 'old house' as it was a 2 bedroom house that now has an 11x5m garage. The garage was one of the main reasons the house sold.

Completed yesterday. Feels strange spin

Already gutted the bedrooms and starting on the downstairs today/weekend then redecorate next week. We have until the 1st to be out of the current house so have time to do the big horrible jobs like removing ceiling tiles! Not a patch on most places on here but pretty pleased!

Exchanged yesterday (finally). Complete on Monday.

Will be 9 weeks in total, which isn't too bad, but longer than we initially wanted considering there is no chain. Held up by obtaining a NHBC warranty and getting a pack from the management company. We would of been bang on the 6 weeks if there was delays.

We were meant to exchange yesterday (3 months) but now it looks like it won't be until the 31st, this has cucked up all our plans.

Our buyer is using one of the online bucket shops to do their conveyancing, completely useless, but £200 cheaper than the local guy we're using who has been fantastic, daily updates and advising us on certain aspects.

Offer accepted 5tth June. We exchanged last Tuesday and have a completion date of 21st....so 11 weeks exactly!

Our seller is using a local firm and they are useless. Almost at the 5 month mark now and our mortgage is about to expire.

Snap, can't believe people are so fking stupid.

I'm currently 4 weeks in since offer accepted, valuations booked next week, bit I've been told 12 to 16 weeks is the norm.

Hoping it's quicker though as there is only us, my buyer, and our seller in the chain...here's hoping eh!

We are currently at 3 months since the chain was completed.

We've used a cheap online for our sale and a highly rated localish firm for our purchase.

The highly rated firm have been a bit quicker and were ready by 8 weeks but the communication has been poor. The online has been a bit slower and were ready in 11 weeks and do have less expertise but the communication has been a little better to my surprise.

Both have just royally messed up our exchange over the last two days which means going now into next week and the likelihood of a new move date from one which was perfect.

It's not been a pleasant experience and I don't know what we would do again in terms of choosing firms.

Offer accepted on the 9th of July, exchanged on the 8th of August and complete on the 15th

Just goes to show what happens when two good solicitors collide hehe

A damn site better than the 12 week cluster fk that was my flat sale.

Thanks for the heads up, Checked my statement and there's no extra charge, so all good.

It's completion day, I'm now just sat waiting for the phone call!

Quick question, what should be the gap between exchange and completion ? Why does there have to be a gap?

In a chain it is to allow people to arrange removal firms, pack up and the like. Exchange can be delayed for so many reasons that it’d play havoc with planning if it was also completion date.

I managed about five weeks offer to exchange. The sellers insisted on a very tight timeline, which I managed to hit, although at some expense, and then at exchange suddenly demanded an extra two weeks for completion. I’m fortunate to be chain free, but it was still a pain in the bum, as the work that I had planned to have done before moving in had to be postponed.

I always exchange and complete on the same day, never had a problem, but I can also see arguments why you should have a gap.

Solicitors were instructed on the 25th of May,

After telling them several times that I need to complete in August because I will be away from the 31st and most of September with almost no access to emails or phone...was informed today that they are aiming to complete on the 31st.

Offer accepted and solicitors instructed on 25th of June, we are selling to a cash buyer, our vendor has already bought. We have been ready to go from mid July, and have been suggesting 20th August completion since then, but our vendor's solicitor is soo slow. He was even insisting on using snail mail for the first few weeks, I'm not sure if I am now relieved that he has started e-mailing, or annoyed that he did it in the first place H even managed to get the price wrong on the contract. He's from a well respected local firm but is clearly massively overworked atm.

Six months on a first time buyer for me, few issues with the house reg docs/ deeds. All resolved eventually.
