A manor house is a little stretch of the imagination, the plan is a period copy of a 2,500msq build with 4 beds over 2 floors.

I'm in the process of purchasing the land under an option agreement.
A pre-app has been had with the planning authority which was positive. I'm aiming for a May submission on the detail planning submission.

Below is my early ideas for the front and side elevations.

Would be good to hear from any other self-builders would have recently completed a build.
Also looking for advice on services. Existing are readily available at the front of the site but do I self sustain with bio-mass or air source heat pumps or pV??

2500 msq is the land or the house? Because that's a huge house, 3/5 of an acre of floor space!

Yellow block besides to the right of the drive way is the double garage. It will take the style of a small coach house

Ahh so the yellow block is the garage, house in grey? Makes more sense now!

Services, if there's mains gas it might be worth getting it plumbled in, assuming cost isn't prohibitive, even if you go for biomass or heat pumps. Nice to have a backup, and gas is good for cooking on (or are you likely to have a range?)

Not loving the blind window, or the fact that you've got a valley (which 'reads' as a point load) over the middle of a window on the side elevation.

You don't need to do 'Formal Georgian' all the way around - it was actually a characteristic of this style of architecture that all the money was thrown at having an impressive front facade, to impress the neighbours. The sides, and to a lesser degree rear elevations, typically varied between somewhat plainer and something that looked like the back of a warehouse!

Not a lover of pastiche, anyway, if I'm honest, but if you're going to do it, do it right.

What have you got in mind for the entrance arch, cills, band course etc?

It is, really: too small for a 'house', too big for a gatekeeper's lodge.

Is North at the top?

You have an interesting shaped plot there, it's an opportunity for something different.

I guess you're pretty fixed on the Georgian style. At those dimensions, it will look at bit of a dolls' house.

Appreciate the constructive comments.

It is very early days as yet and the finer details will develop over the coming weeks/ months
The style echoes the local venture and its been a recommendation by the planners at my pre-app to go down this route. I'm a fan of classic architect and the modern style would suit the area/ plot.

The above elevations are my draft sketches and I'm not an architect.
I'm meeting a specialist architect next for a briefing meeting before I commission the design.

For those that are genuinely interested, welcome aboard.
For the haters, I appreciate the laughs.

What are your plans for the steps/hallway?

Georgian places typically had grand hallways and steps to again impress visitors.

I would recommend wide stone steps, having them in my place I could never go back to wooden steps. They just feel so solid in comparison.

I'm the estimator at Thorverton Stone in Devon. Send us an enquiry when you are ready and I'll be happy to price it up for you. We do a lot of bespoke work of this type. We are generally cheaper than Haddonstone but can match them for quality.
