It’s more like £120k now, the main builder was going to PM it, but I decided not to proceed with it.

Hopefully we’ll be in for Christmas

Yes, we are. Thanks for sharing the link, had a fair bit of inspiration from them.

To the outside, we’re having;

New Roof, gutters, soffits and facias
New timber windows and doors throughout.
And finally the whole house externally rendered

Looks like it's going well - our project got delayed by planning permission not being validated without a tree report.
Hopefully we’ll not get any planning issues. They were all sorted a while ago.

At present, we need to get the extension roof on, concrete floor in, sliders and roof lantern in.

Then move into the front roof of the main house.

At that stage it’ll be water tight, the plumbers, carpenters and electrician are all chomping at the bit to crack on the first fix.

All the tradesmen are known to me and work with each other regularly, so know what to expect from each other.

I’ll keep the threat updated as we go

Bit of an update; we have the beginnings of a roof today with the joists going in...



Starting to think of french doors which are going on the front instead of the sliding patio doors and the back of the “snug’ which is the former garage.

I’m now having second thoughts on keeping the garage as a garage.

It will be cheaper, obviously larger, allow better access to the garden, as the side access is limited.

Daft question, this is PH after all!!

Women love the “playroom idea” and blokes gravitate towards a garage.

Here’s the most up to date photo.




We’re definitely keeping the garage as a garage.

And in order to have reasonable access into the garden, we’re going to have a electric roller door to the rear that matches the main garage door, which will be the same colour as the windows and doors.

I’m worried it may look a little odd, but it’s practical, insulated, secure and is reasonably cost effective £1100 inc vat and fitting.

It's a good idea - I know a couple of people who have a "drive through" garage and its been not only useful for garden stuff etc, it's provided shelter for outdoor parties and activities and has also allowed bonus rear garden car parking, should the need arise.

Bit of an update from the last few days.

Next milestones are getting the roof lanterns in, side doors & front of the new roof. It’ll then be watertight so the internal work can move up a gear.

Hopefully we’ll be in for Christmas , no doubt I’ll look back on this post and think that Christmas was massively optimistic

Feels like progress has been slower recently.

The Accoya windows the doors are being manufactured as we speak.

Lots of options if you do fine it needs a bit of taming though.
Not at all, it had crossed my mind (though probably not as much as it should’ve)


We’re having the entire ground floor & our bedroom in solid oak flooring which luckily we got for a really good price. I’d actually probably prefer engineering oak, but it is what it is.

The next milestones are, getting the new windows and doors in and then having it externally rendered, which is scheduled for 28th Oct.

Yes, it’s a warm roof.

The weep vents, we’re having dripping down the inside of the outer wall, which is then dripping down the steel as there was nowhere for it to go. Not great

It’s penetrating the block work, I’m hoping that once it’s rendered, it’ll not penetrate.

Worst case, it’ll clad the wall above the window and put lead flashing over the coping stones. However, I’m hoping it won’t come to that.

Thanks...of course not. They were from RoofGlaze.

2.2m x 3m they were circa £3100 inc vat and delivery for the pair. In reality though it’s much more, the roof is designed around the lanterns with additional steelwork etc.
