We’ve just decided to go the whole hog which added additional costs, including a new roof and new windows & doors
£85k is a healthy budget.

I think you’ll get every penny back come remortgage time though with doing a proper job, looks great!
It’s surprising how it gobbles away at your budget.

It’s from Lusso Stone and yes, it was horrendously heavy, 140kg which isn’t too bad but it’s shape and delicate nature made it tricky, I hired a Genie lift to get it up the gap where the stairs used to be. https://www.lussostone.com/stone-resin-baths-c1/lu...

Hahaha...its just the layout of the house, the secondary door used to access what was the extension, which iI think had one eye on it being a potential separate “granny” dwelling. It’s now access into the utility area. The new french doors replace the old full height sliding pvc patio doors, to hopefully give an extra bit of privacy, they’ll be stone balustrade in front of the small patio area too.
Rendering finished on the front and some scaffold down, we’re really happy with the finish.

It’ll be more like £160k all in (he says).
As it’s wales, I’m inventively on the side of a hill, so in order to have 5m of patio area the other side of the extension we had to remove 800-t of soil which wasn’t cheap. That in addition to the new retaining walls, steps and 100m2 patio were a significant additional cost when compared to flat ground.
There was areas would could’ve saved on, but it’ll be our family home for the foreseeable.
We just want to get back in there now!

Luckily their house is stunning and they’re very kind and easy going....plus she’s got 12-year old twin brothers are a great laugh.
It’ll very quiet when we’re back in but am looking forward to it now!

Internally, cornforth white (which is a light grey), and wimborne white. Both f&b colour matched to Dulux
Windows & doors are RAL 7038 (agate grey, though has a pale green undertone)
Externally it’s Johnstone Silicone Render, colour Ivory.
