I got them for a reasonable figure. Purely luck.
I had the kitchen designed around them, I hope to god they don’t break as I’ll have a sub zero sized hole in the kitchen
In hindsight there’s a few things I’d do differently.
- have electric and centrally heated towel rails in the bathroom in order to keep them warm when the central heating isn’t on.
- get noggins put in the joists. (I have a Slight bouncy floor, really really disappointing). My fault entirely, but lesson learned.
- pay whatever it takes to have a decent & reliable plumber!
- not used people I’m friendly with, it makes it difficult.
- I should’ve calculated a budget, then doubled it, then added bit more.
- possibly have one firm manage the whole thing, though, that can go wrong on a bigger scale.
- double doors from the hallway into the kitchen area

It’s probably still around £160k, though, we’ve done some additional works in the front garden building new walls etc. Am nervously waiting for our initial build quotes.

My guess would be 200k. Looks fantastic though!!
Luckily we inherited / purchased a little joinery business, they made it from scratch along with the windows, doors, staircase, it saved me a fortune. We based it on the look of the Humphrey Munson & Tom Howley Kitchen’s, which I’m told start at £70k. My guess would be 200k. Looks fantastic though!!

It’s not perfect and there’s numerous things I’d do differently, as they say, you live and you learn!

Paid £12,500 + vat. That covered the dig out and removal, hindered by restricted access through the garage, limiting height. Meaning they needed to find the largest machine with a roll bar rather than cab so it could be removed.
It was about 50-loads of muck for a tractor and trailer.

Will it ever been fully done, I’m not convinced.
We’ve had the driveway edged (didn’t go for printed concrete and try to match because it wouldn’t match, so purposely tried not to match it with the tarmac.
Sliding gates at the front. Fencing around the perimeter. (Not a great time to do that admittedly.
And really just trying to finish those little things that take more time and money that I would have thought.
Still, we’re very pleased with how it’s turning out.
