We decided to extend our house instead of move and it appears plenty in our street are and have done the same.

Price difference
Stamp duty
Buying fees
Selling fees
Mortgage fees
Moving fees
Hassle

All up we effectively spent the £ difference e between asking price of ours and the one we wanted but had the entire house made brand new in the process + the one we were moving into would have required work too.

We did the maths over and over and came to that solution.
Great Area great neighbours and so much £ to step up for not that much more real estate

Moved from London to Chester in 2014.

Removals firm from Deeside, travelled down, packed everything, travelled up put into storage then collected from storage and unpacked at final destination.

£1400.

Snapped their hands off

Yes that's right. We stayed put for thirty five years - extended once - and had good to reasonable neighbours, good access to rail and road connections. However circumstances changed in several ways, not the least of which was my retirement, so we bit the bullet and moved. Upsized against all the usual trends for retirees because each of our adult children had partners and children of their own, so for family events an extra bedroom was desirable. Now one lives in Australia so when he and his wife visit they occupy one bedroom with luggage and the other with themselves. Without all these motivations, though, we'd have stayed put where we'd been for a generation.

Yeah if possible, this is probably the most cost effective solution. But it depends on the house that you are currently in.

House is worth 120k. Fees look to be in the region of about 3 thousand pounds to sell :/. How can i make this cheaper? Purple bricks seems to save a bit but still costly and not heard great things about them.
Are you talking about Estate Agent Fees only? If so, last time I put a house on the market the agent were charging 1%

Personally wouldn't touch PB etc al due to bad experiences as a buyer but ymmv

Not used them to sell but they seem to be very popular on RM, a few places I have bookmarked are marketed by them. It kind of puts me off wanting to view etc.

I used House Simple last year. Pain free experience. I have a referral code if anyone wants it (gets you a free £125 premium listing). Also happy to split the £250 referral fee I'd get.

In the south and doing the move myself, it costs £10-15K the last two times I sold and bought.

OP - if you’re not in a particular hurry why not get yourself a cheap mobile number and put up your own board outside. If you get a bit of passing traffic, you might strike it lucky, there are plenty of landlords looking for properties in that price area. Get an ad up on Gumtree (think they’re still free aren’t they?), some nice photos you never know. If it doesn’t sell you can always look at the other options.

No doubt it is now worse for a few but the old bands were horrific if you were buying just over them ie £250k+ £500k+ £1M+
