Folks.

My gaff was built in 2004, so stud walls all round. The layout upstairs seems a bit naff in places, particularly since there’s restricted ceiling heights upstairs to contend with.

It’s a 3bed house.

One corner is fine, and works alright, but I have in my mind a reorganisation of the rest including reducing the main bathroom size and increasing the size of the en suite. This should produce a more usable large master bedroom.

Movements in terms of radiators are manageable, as are electrics. Potentially it would be good to redo the artes ceilings at the same time.

Is this the kind of job likely to end up megabucks?

No aye maybe ofcourse donno.

Removing walls all over the joint and reinstating them.. mmm cant see it costing pennies along with the 3 years of dust you get left to contend with. Easier option, buy new car, get new expensive wife.

All you need is a hammer and some new nails
And some plasterboard and plaster
and the flooring
and whatever needs doing with plumbing and electrics
