We are also lucky to have rent free accommodation we can move into as soon as the builders start, but it's close enough to be able to pop in every day to check on progress. So not having us on site, but very close by may help things speed along.

Financials will be stretched for a while, saving up for longer would help but than we would be lossing time which is precious, add in essentially below inflation additonal mortgage borrowing at present I much rather we just on with it.

We had a list of recommended builders and ended up going with one that i saw when walking the dog doing a similar project to ours not too far away. Was able to talk to that owner and got a good feel for him and his pricing, so he got the job in the end.

Building works was due to start next few weeks on our project, but having just got back renewed steel work quotes back we are delaying for another 12 months.

Essentially cost of materials have gone up so much its currently just not affordable/mad for us to go ahead - Steel quotes alone have gone from £30k+vat to £76+VAT in the last 12 months!!!

Luckly this project is a more 'we want to do it' rather than 'we need to do it'.

So more waiting and saving up.....

Wow, sorry to hear that. World is a fairly crazy place at the moment. Hopefully prices will settle back down a bit.

Material costs really have gone nuts, its not even just a case of affordability. If we were getting a 30-40% better product at the end, or the builders were walking at with a bigger margins that's all 'manageable'.

But when its extra costs for the same thing, with no one local 'winning' from the cost increase and we don't NEED to do the work it mad to go ahead.

Doesn't the Bank of England think inflation is under 2% or something?? Not sure how that can be the case if houses and cars, the two most expensive things people own/buy have gone mad in pricing.

We'll see what happens over the next 12 months.

That's the thing, do we really think it will get any better? There's a lot of spare money around chasing less 'stuff'.

Inflation is definitely running higher than what the bank of england says.

Good luck, You are making the right choice waiting if you don't 'need' to do it right now.

Feel for anyone beginning or stuck in the middle of a big build right now.

Met our architect again last week with the structural engineer. There seems a lot of steelwork in our plans!

What we're doing didn't make financial sense before and I'm thinking that's going to turn into beyond insane. However my wife is adamant she doesn't want to move from our village and our house is very nicely located.

Architect said he's had several customers put work off and he thinks they'll never get built. Despite that there's so much coming through he's flat out (so is the structural engineer).

Watching with interest. Have prices come down or just your quote stabilised?

What sort of floor area do you have?

The tenders look really lovely. What are you going to use for cladding ?

(Sorry for all the questions)


Thinking I should do my own build thread (another bungalow but we were told that we had zero chance of adding another floor or putting in a dorma - shame really as I would have a view of the sea if I did.

Builders have only started mid last week, but ture their word they are making a mess already. Old kitchen in out and foundations to the existing wall (which is coming down) exposed.

Where there was once a kitchen and living room is now just a big hole….at least I can get a preview of how ‘airy’ the new entrance will feel like.

^No that would be a bit too similar to a Grand Design episode…..nor are we planning any extra sprogglings to appear!!

The bill is going up though (as expected), but given all the ground work prep is nearly done, hopefully no extra costs around the corner.

2/3 of the old house is now a hole in the ground!! Original plan was to retain some walls, but it turns out the more the builders dug the more obvious it was how C**P the old house was interms of build. Part of the old corridor didn't even have a foundation!! No wonder we had damp issues in the corridor.

Also spent the afternoon with the windows people, looks like we are going to need alumium smart walls to realise the architecture drawings of the front gable. Essentially our 'domestic ' build is quickly turning into a mini commercial build project.

Concrete is going in next week for the new foundations, with building control coming out. Steels chaps will be round soon to take final measurements before steels are fabricated and goes up........I've stopped asking about cost smile
