Well done. You know more about certificates of lawful use than I do.

However, there was no error or misunderstanding in my statement. I've already told you that my suggestion was tactical because I do not think the planning process is going to provide a permanent solution to the problem the OP has shared.

Ignoring that to try to prove your knowledge is a bit desperate. As I said before, its not that important smile

A pic of the road might help. You've probably got 100 yrs worth of people opening up driveways onto terraces/cottages on land they've been adopting for decades. All pinching bits of fencing and land. then suddenly landowner says no- I'm fencing to the boundary.

as for emergency appliances- what's on the other side of the houses- any other route of access ?

landowner could possibly even charge for access from his road onto yr properties- but I'm not about to start arguing that on here with you lot !!!!

some years ago I stopped someone developing land as the only way to cross it, was over a road I own. in theory he could build on the plot- but I refused to allow road/vehicle and even tapping into the drain access onto my land. without it, he was stuffed.
