After putting our house on the market last September and having 2 chains collapse we managed to exchange yesterday with a completion date of the 25th. We had written off getting in before the end of the SDLT so thats a bit of a bonus.
A question for everyone, now we have exchanged can we book in broadband hook up and arrange to swap the gas, water and electric into our name or do we have to wait till we complete?

I was with Vodafone Gigafast at old house, new house also had Vodafone Gigafast.
My contract would be terminated on 8th, new house on 10th, but they wouldn't allow me to apply before 10th and then said it could be 3 weeks. I've ended up having to take over the other blokes contract.
I can't believe how fast things move here (Netherlands)
We viewed a place on Tuesday the 8th, put an offer in the next day and had verbal confirmation they'd accepted our off on the morning of the 11th. Technical survey was done on the 16th with the report e-mailed to me the next day. Our agent just e-mailed me to say he now has the signed purchase deed from the seller, when can we come in to sign it. We're proposing Wednesday 23'd, so about 2 weeks from viewing to being on contract.
Once the deed is signed we have 6 weeks to get the mortgage sorted (no agreement in principal here).
Just a shame the current owners don't move out until December/January.

I had a message from the mortgage broker today.
Apparently the lenders surveyor made a comment about the property being in the vicinity of some commercial premises ( restaurants and bars essentially) . This is “outside of their lending criteria”, so they declined the application. That’s irritating, but not a massive deal on the grand scheme of things, as the vendor’s conveyancing is taking a lot longer than mine anyway. The broker is “repackaging the application” and sending it to the next lender down the line. I thought it was going a bit too well.

We've been ready to exchange for at least 2 or 3 weeks now, but our (small) chain are still playing silly buggers over enquiries and final paperwork. If I'm being told the truth they are awaiting clarification for where a fence should be due to some wording in a covenant on a deed, and this is a fence that already exists and has done for some time.
We're FTB and moving from rented, so have been very flexible. Everybody else has movers booked for the 28th and are still bullish that we can complete by then. Our seller's solicitor has been blanking our solicitor since Wednesday or Thursday. Totally bonkers.

In fairness boundary details are really important to get right. The sols won't want to handwave over that as it's their licences on the line. Fingers crossed they get it worked out

I understand it's important to get right, it's more the fact they have been looking at this for literally months now. Our sellers had their initial purchaser drop out, so we joined later on in the process and they'd already been working on their purchase for a while. We got involved early April.

Not all are an issue but it only takes one in a chain. I'm genuinely wondering if I should retrain as a conveyancer but I dont think it would pay as well - maybe thats the issue.
Like a post above, we're pretty much ready to exchange and complete but being held up by enquiries on my brother's side of the chain with his purchase. My seller has indicated he's ready to complete on the 29th, which won't happen. The stamp duty holiday doesn't affect my purchase as I'm a FTB and house is under 300k, however would affect the buyers of our property. Cue some frantic rushing around when I got that email with the date yesterday only to speak to my solicitor today and be told to not worry
For those (like us) trying to get completion in before the end of June, be aware that many mortgage lenders set deadlines for request of funds that expired either last week or mid-week this week. We have set 30th June as completion date, solicitors all requested funds for mortgages today (ours and our buyers did the same) but we are advised that this is by no means a dead cert that we will have the funds ready by then and the date is very tentative. We won't exchange until funds are confirmed available of course so we're not in breach of contract. Just keeping fingers crossed and hoping for the best at this stage - stress levels been through the roof last few days (mostly due to solicitors inaction and inability to communicate as others seem to also have experienced above) we'll just be glad to be in either way.
Well I’d like to say our solicitor has requested funds and tidied up the loose ends but an auto response to my email enquiring..

Early in the process, paid for 24 hour searches as we are buying a new build and they would like exchange within 28 days
Now 3 weeks in, spoke to the Solicitor after having to charge them to be told “ yeah the searches are back but we haven’t looked due to the stamp duty deadline”
Wtf?! I know you have to prioritise a work load but surely every customer should be treated the same and if you can’t handle your work load don’t take on the bloody work
