The bidding war continued but it got to a point where I pivoted to a contract race and the first one to exchange got the house.

Exchanged on 2nd March and complete this Friday 17th - very hectic with the solicitors questions / valuations / movers.

I think this was a pretty rare situation but the reality is it's gone for 10% over asking - solicitors were commenting that Jan & Feb had been quiet but March had gone bonkers - and movers were very responsive and competitive but also commented that it was starting to get busy again.

So glad I pulled it from the market last year, countless viewings and no offers I considered serious plus pressure from the agent to lower the price again - for those going through it, stick with your gut feel!

About to list ours on the market this Friday! Home report earlier this week was pleasantly positive with a market valuation £10,000-£15,000 than we expected. We are buying a new build locally and the housebuilder has us on an "Assisted Move" affair where they organise and pay for estate agents, home reports, etc at our end and we pay for our fees, etc in relation to our own purchase. This allows us to reserve the plot, effectively.

It's all gone smoothly so far. Things kicked off about three weeks ago and I immediately started decluttering and moving stuff to a 50sq/ft storage unit which has helped make the process easy. My Mother is an absolute machine when it comes to decorating so all the little tidy-ups have been taken care off so despite a toddler, our jobs plus my internship and some birthdays... it's been pretty stress-free so far. It's ridiculous just how quickly you can take care of the little jobs you have been putting off for ages though, kicking myself for not touching up some areas sooner or realising how easy a fix particular issues were.

Photography in the morning and having got the the living room spot on our wee one decided the freshly painted wall was a great place for some "Draw draw!" this evening. Wife grabbed the crayon, explained "No!" and by the time she had turned around the mini-maniac had grabbed a marker pen and added some embellishments to her graffiti. Two quick coats later and the marker is still showing through... little st.

After photos, we are away Fri-Mon so have told the agent to take keys in case any quick interest since the house will be left prepped anyway. Pretty competitive market in Edinburgh and we are quietly confident it will sell easily. Of course, as others have expressed, selling is one thing and completing is another but the nicer valuation means we are comfortable taking a lower cash/no chain offer if it comes to it.

Found out a bit more detail about this one when we were at another viewing with the same estate agent.

Was up for £1.395m The buyer had a £2m budget, offered £1.5m on it (a 3 bed), and is going to spend the rest of their budget on extension.
They’ll get their money back, but crazy prices.

(Apologies about being somewhat gauche and explicit about pricing, but it just blows my mind how competitive it is around here)

Had to retake some photos of our lounge, as for some reason the camera seemed to pick up ancient layers of toddler scribbles, like some archeological x ray machine.

Amazing really that 'no dogs' rules are more common than 'no toddlers'

Unfortunately for us, the dog and the mini-maniac appear to be in cahoots! Both licking the glazed door to lounge from opposite sides this morning so that needed a quick clean…

Photographer has been and gone. Had a quick run-through as well as a demo of before/after examples once post-editing has been applied. It has rained constantly throughout the night here in Edinburgh so garden a tad waterlogged but he was generous with his angles.

Mortgage advisor meeting later then I can switch off for the weekend.

Really raging now with our builder. Planned entry last week of March with an inspection/walk round next week was the plan.

They have now said they are delaying the walk round until the week of entry but we still have no actual date of entry confirmed yet!

How the hell are we supposed to plan anything! They are absolutely clueless.

Things are going well with my sale and purchase.

Buyers had the valuations around on Monday just gone. Mine are going this Monday. Mortgage broker believes I’ll have an offer later in the week.

Starting to have some doubts about being able to afford it all by myself, but had similar doubts when I first moved out.

This is the issue, no risk, just buy it and make money no matter what you do.

While there is no apparent risk to what they propose you’ll be competing against people who see no risk, real or perceived.


One day these people will get burned.

No, it’s depressing isn’t it.

Global pandemic. Bailout house prices with stamp duty cuts, sounds almost ludicrous now rofl

Then the Truss PM of doom… no good, complete muppet seemingly… but we’ll keep just one of her ideas, more house price stimulus with stamp duty cuts.


You’d think stimulating house prices would boost the economy but I’m not sure how it actually benefits anyone except those holding them as assets to sell.

Brilliant, we are in Drum Brae. Always liked this part of town since I arrived at QMUC in 2002. It helped that 87% of students were female but no matter where I rented all over Edinburgh I just always liked it around Clermiston/Corstorphine/Drum Brae.

It has been booming for a while around here but we sadly can't compete with some of the offers over scenarios we have heard of. Folk we know in Park Grove got £81k over asking price but that was an investment company buying their 3-bed semi. Madness.

The golden area is the rectangle inside of:

Kaimes Road across to Drumbrae and then Caroline Tearrace down to St John Road.

Absolutely red hot for sales. Hugely desirable place to be. Excellent Primary and Secondary schools. Ease of access to Airport and road links. 15mins to city centre. All supermarket shops on your doorstep. Very good housing stock and makes Murrayfield which has realistically zero amenities look hugely over valued.

Forget the new builds out towards Cammo. One car space for a 4 bed house. Again no walkable amenities unless you want to walk along a very busy road. Endless building out that way. Huge asking prices. Fine for some but it’s as always Location…..

Jumping on to share my frustrations!

Broke up with ex, sold house. I couldn't find anywhere to buy, so got a month to month agreement on a property, so I could keep searching and move quickly. Got notice 3 days before Christmas giving me about 10 working days to find somewhere!

In the new year, within a day or so I managed to find somewhere to live (agreement with a local airbnb) and have my offer accepted on a property with no chain. I figured I had 10 weeks in airbnb and move.

Fast forward to last week and it turns out the place I was buying didn't have permission for the dropped kerb, or access over council land, or to park cars in the front garden (covenants). A triple whammy! It was too risky to lose the drive and revert to street parking, so I've pulled out, lost £1500 in solicitor fees and the agent has put the same house up, at the same price with the driveway as a selling point. I imagine they'll do this dance a few times...

I found an other place, viewed and offered on the same day, there were 3 offers, 1 was non-proceedable, so I had a shot. I left it a few days and chased. Was told it was being sold by the 2 charities the person who owned it had left it to. One of them couldn't understand why the offers were not asking price(!). The other charity was fine. Turns out charity 1 actually want the properties they sell to be listed for 4 weeks, for best chance. So, I decided to up my offer by 5k, this offer expiring at noon today, to try and tie it down sooner. I imagine they just want more money, so thought I'd try it.

Annoyingly the airbnb I'm in has a booking in a month (I'd have probably been in the 1st house by then) for 3 nights, so I have to move all my st out, leave it in a van for 3 nights, then move back. It's free until mid June, so fingers crossed I can move in somewhere by then

Christ what a journey. Keep a positive mindset- you’ll feel amazing on your first night in your new place, just in time for summer.

I really feel for anyone moving.

A house has just come up for sale down our road, it was up for 15% less about a year ago (same as our place, we moved in in Nov.) and they haven't done too much to it so we'll see what happens there. They have had three viewings, no offers. Wife still goes on right-move occasionally, we haven't seen prices dropping.

One sold locally to us, next close, same house as a neighbours but beautifully presented. £550k full asking sold after 2 days. Neighbours house was £462k last summer, but had nothing done to it since built 35 years ago... looks like a bargain now

Funnily enough I've seen three come on the market near me with very similar sorts of price uplift from last year. It's only been a couple of weeks but no change in status so far. Last year they were going SSTC in a day or two.
