Hi - new to the thread having put the board ( back) up a couple of weeks ago.
We're either side of 50, no kids and bought the sprawling single storey house in a village with loads of space and the truth is that we don't use half of it, so a downsize seems a sensible thing to do.
We've had a couple of viewings, one a serial viewer who looks at anything in their price range within a 50 mile radius, feedback was that the area wasn't good value for money. Fair enough - everyone has different priorities.
Second one liked the house asked all the right questions and will think about it.

A bit of history -When we bought this place we probably looked at about 250 properties before buying this one. Yes, 250. Two months of weekends travelling up from Bournemouth to Nottinghamshire, and viewing 8-10 houses Saturday and Sunday before biting the bullet and renting whilst looking for another 15 months.
We usually move every two to three years, but have stayed here 6, so it was a good choice.

We've viewed a coupe of houses and really like on eof the ones we viewed, in the lovely village that we rented in whilst house hunting.
Currently contemplating putting an offer in.
Hope to be adding more details and progress soon.

On a note from the previous page about extra marketing, our Bournemouth flat was up for sale for about 9 months with a couple of fallen through sales due to changes of heart and one who was buying on his parents viewing and got the jitters.
Then the flat was one of the "home" properties on A Place in the Sun - home or away and sold within two weeks of airing for full asking. ( not to the telly tourists who viewed as part of the show)
There was a four month delay between filming and transmission though, which might not suit all timescales biggrin

There seems to be very little coming on the market round my way at the moment. It looks like the changes in stamp duty have killed the market for the moment.

Glad we found our house when we did. Got a call from our agents progress team yesterday and everything seems to be moving along nicely. Survey on our current property next Friday, and our new one on the following Monday

Wifes Sister is currently buying her first house.

Process has bee a stressful nightmare for her due to an estate agent that was hounding her daily with threats of 'the seller is going to pull' out combined with a solicitor that was taking far longer to do things than average.

She's completed now but the estate agent was an absolute ****
The delay was due to her solicitor being slow, she called them and they never bothered to call her back. Their fees seemed low from what she said so assuming they took on loads more work than they could handle due to the stamp duty thing.

Took nearly 4 months from offer to completion and neither party was in a chain, was her first house and it was empty due to the tenant having moved out already.

We accepted an offer on our old house in October last year. Completion is supposed to be Thursday but we've STILL not had exchange. Apparently there's an outstanding question regarding whoever's buying our buyer's house, and has been for at least a week at this point. FFS. They want us to pull the carpets up, which we're more than happy to do, but not until exchange. Was hoping we'd at least have a weekend to do it in. Looks like the best case scenario is doing it on Wednesday night. Wouldn't surprise me if the completion gets pushed back, but I hope not.

Ahhh interesting.... good suggestion but I don't think that's gonna work for us.

We have kind of allowed this year to sell our place and transition to Devon so we're not desperate yet - perhaps when we start selling kidneys it will be a good option smile

I know we are in one of the weekend papers soon so I'll be interested to see if that returns any interest. We've also had a pick up in viewings and 2nd viewings.

We moved a few weeks ago. I have a big slab ready for a big timber garage but with so many other things to deal with I fear it may be a little way off. But I have a slightly dingy double garage for now so mustn't grumble too much.

Cheers, will be great when we get that panelling down and open up the windows at the end, thinking of using that area for my home office. That is about 1/3rd of the barn, Truck will go in the central area and then we have a car port the other end with a big storage space (Bar) above.

5 weeks in and heres the st list:

  • Day 1, boiler broken. No hot water and heating. 5 days later WB arrive to say primary heat exchange blocked..


Its bd freezing for a week.

The reason for the dead boiler was 12 of these...




And 2 of these that hadn't been cleaned

Also the fitted new kitchen wasn't plumbed in. At all. So i had to plumb it all in. So it worked.....

  • Day 4, water leaking in through bay windows. Parapet roof leaking. Turns out both need redoing.
  • Day 9 ensuite starts leaking. Turns out pipework is crap.



  • Day 10 discover water leak from enclosed toilet which needs ripping out and redoing.



  • Day 12 spot damp in a bedroom joist and also leak from roof light. 3 quotes later are presented with 4.5k quote for 2 new valleys and other work.





Aside from that....on thr plus side I found this on a door....

Must be such a pain to end up with such a mess after moving in.

We had some news today, not great news but any news is good for us right now.
11 days of silence broken by an email forwarded to the agent from our buyers solicitors, they have received multiple queries from the bottom of the chain... queries that were all answered in early January FFS. Some people. laugh

I swear to god some solicitors appear to have no case management tools and they only do something when someone emails them and all of a sudden stuff happend and then comes out the woodwork.

Feel your pain. Maybe we have got off lightly but it feels like we've had a similar experience.

Within first week:

Ensuite above garage, waste pipe leaking. Lots of our stuff was piled in garage at the time so we were lucky it leaked onto plastic sealed containers rather than all the cardboard boxes that were also in there.

After fixing above, discovered that the shower bath in there (f'ing awful jacuzzi thing) had a big crack in so when the kids had a bath, that also leaked into the garage.

The toilet in the ensuite has a flush that is utterly pathetic. I've now replaced the flush and it's made no difference, it seems it's just a cheap and nasty pan design. Will be dealt with properly at some point.

Main bathroom bath cannot hold water as metal of plug hole is distorted and damaged (how?!!)

Just as well it doesn't hold water as the waste pipe underneath it also leaks and someone has tried to repair it with epoxy.

Shower in main bathroom doesn't work at all. Something up with mixer.

Luckily toilet in main bathroom does work! Hurrah!

Unvented water cylinder leaking. Plumbed by a cowboy. After advice on here, we've had that completely re-done.

Ran out of oil on a day that dipped down to -10. Partially self inflicted. Cold lesson learnt.

Many door keys missing so some doors permanently unlocked, some permanently locked!

Integrated dishwasher didn't work.

Hob has a huge crack.

We've been discovering massive amounts of rubbish piled in various places around the garden. I've filled our estate car 5 times to go the tip now and we've had a van full of scrap metal taken away and I feel like we've barely scratched the surface! Got a waste collection guy coming today to quote.

We inherited a trailer..... Wooooo!..... with seized wheels and a flat tyre.

Kitchen is falling apart!

Don't get me started on the electrics!

I'm forgetting so many other things. I've been repairing little bits and bobs every day. A lot of it is daft simple stuff that could have been done by anyone. I don't understand how people let their houses get to this stage. Our vendor seemed to be a fit and healthy engineer. Nice guy. Surprised it got to this state but I guess it probably just builds up.

And yet despite all of that, we absolutely love the place. It's a lovely house in a stunning location with space aplenty. We did expect some issues at least. I just have to be careful that I don't spend all my spare time fixing stuff over the next few years and forgetting to enjoy it. smile
