Sometimes. In reality a solicitor will only talk to and on behalf of their clients. Client talks to sol, sol talks to other sol, other sol talks to their client. It's not professional or advisable to do it any other way.
EAs will make themselves completely unavailable when you want something from them, but harass you all day when they want something from you.

There is one person in our chain who is an utter nobhead, you would absolutely not want any contact with him whatsoever.

We had to basically scare our buyer into thinking we'd re-market, so that they'd give their solicitor the push to get things moving quicker.

And this was a cash buyer who we chose for speed... but arguably a more motivated mortgage buyer we had lined up would have probably been quicker (and had offered more) as they'd have been pestering their solicitor every other day!

Well further to my recent post stating we had a cash buyer in rented make a full price offer (and accepted), we have had an offer accepted on a house we both love. The money is about right for what it is and the vendors of our (hopefully) new home are moving to rented so a fairly short chain by all accounts.

Given all the stories on here I've gone for a slightly higher priced but well regarded solicitor.

Fingers crossed!

We have no delusions over stamp duty and expect to pay it so anything else is a bonus.

The moving rate also includes interim rentals so we have a good buying position - which can save some of the stamp duty and a lot of multi uncontrollable anguish. Also the longest chain we’ve ever been in is three. smile
We tended to buy, renovate whilst living there, live there for a year once it was done, then get itchy feet and do it all again.
Last time the 250 houses was because it was a new area for the OH, and we thought this might be the last house for a while. That lasted 6 years.
This time the first house we viewed we really liked!

We could force the solicitors to have a 30 minute call themselves, or have one with them on too?

Strikes me that a lot is due information exchange, which could he improved?

Horrible day, Monday.

I went to my solicitor in the morning, after having my morning espresso quite happy and chilled. coffee

Delivered my signed/sealed documents for ready to exchange (my property) this week, and complete in a few weeks. thumbup


Than I got a call from the vendors (the place I'm buying), saying they are not going ahead with their purchase anymore, and want to delay their move/completion. vomit


Quite annoying really, I've already arranged a temp accommodation for a few weeks to give them a bit of time but can't delay any further. Can't miss stamp duty as it is a big cost for me. I'll probably have to find somewhere now to rent at least for 6 months, and look elsewhere.. Hope Rishi can extend this bloody tax thingy for a few more months, it is pretty big-hit.

Hah! Know this one - our roof had been bodged, ceiling filled and then decorated to hide it. Had been leaking for a few months at least...on a 4 year old roof. Some suspect work...but luckily not stupid money to sort and have it done right.

Our contracts were all signed by our solicitor acting under an authorisation from us.
Didn't know this was an option, we will explore this as it would suit us given it's a 4 hour round trip and we are planning on taking them in person as they need originals aparently (not wanting to trust the post/courier).
Contracts are done underhand rather than as a deed so its usually fine. The transfer just before completion is a Deed and will need signatures and witness. We did ours and posted them to the solicitor with a scanned version by email.
Thanks, regardless we played it safe and took them in person - exchanged mid afternoon with completion on Monday.
Completed Monday, glad that's over.

Were looking to move.

We are currently on a fairly new estate (bought our house off plan around 7 years ago but houses are still being built on other parts of the estate).

There is a residents facebook page and on Saturday someone posted asking if anyone was selling a 4 bed house as they were looking for something larger. My wife posted that we were thinking of putting our house on the market.

We had 11 people message us in the space of an hour asking for details and when would they be able to see it. Someone messaged to say they wanted to make an off market offer for it.

Demand seems very high at the moment with people wanting more space.

Solicitors being solicitors, suggested dates have come and gone....

buyers now wanting to complete this Friday, but that leaves us zero time to move out, and we havent exchanged yet! We'll probs let them move all their gear in to the big room on Friday for storage, as we move out at the same time, and complete Monday... Not ideal, but it get the move done.

Our buyers are exchanging and completing on mine this week. We have nowhere to go so are staying here and paying their mortgage whilst they stay in their house (they are the end of the chain.)

We think we’ll try this next time we sell. I’m surprised Facebook haven’t a specific link just to sell property.

We paid our estate agent £3+k for about 2-3hours work and can’t see why you can’t DIY.

What a nightmare. I hope you get sorted soon.

Next time we’re considering buying a cheap holiday caravan and putting the majority of our stuff in storage.

We can then sell with no chain and move into it until we find something permanent and still have the caravan for holidays.

Has anyone on here done similar? Must be cheaper than renting a place for min 12months?

We had a second viewing on one we like this morning and made an offer. Unfortunately the sellers have had another offer for the full asking price but the other potential purchasers are in the same boat as us i.e not sold theirs yet which I believe has been on for quite a few weeks.

Were having ours valued next week and if one of the interested parties goes accepts the valuation figure then we may still be in with a shout.

Got a very busy week of tidying up ahead of us now.

We've not started to pack yet and our mortgage application has been approved, searches underway etc. I've just been clearing out the loft, garage etc in the run up. I could be doing this wrong and should be packing, I hope it's not a mad rush!
