19th January, a friend tells me this is back on the market. Nowt on Rightmove yet
20th Jan - Viewed house. Previous buyer has just pulled out as couldn't secure a mortgage

21st Jan DAY 1 offer accepted - 2 other buyers - sealed bids.
DAY 2 - instruct the same conveyancer as the failed prev buyers. Buy all the completed surveys and collate the searches. My conveyancer is local and belongs to an actual firm of solicitors. Seller's conveyancer also local and works for a proper firm.
DAY 5 - submit my mortgage application
DAY 12 Mortgage offer received.
DAY 20 Sort out Land Registry stuff as the property was last on the market in '71 and is unregistered.
Day 42 Contracts exchanged
Day 49 - Next week - Completion date and move in. Cheers for the extension, Rishi, but I won't be needing it.

Now....... what to do with the 60ft barn.........

Not typical but things have still been shifting quickly in my local area. There was pent up demand following the first lockdown then having viewing, valuations etc has been allowable during subsequent lockdowns.

If you think the local market or your house has picked up by 7.5% in the last 12+ months then advertising it that would seem reasonable

In our situation, we had the same EA value ours that is marketing the house we were interested in. They pretty much said it was over priced based on the sale price of a similar(ish) property that had a queue of people wanting to view then buy. But you're right it is a case of either negotiate or move on.

AONB North Pennies, East Cumbria

3 houses on a C-road. septic tank. cruddy broadband. Snow tyres needed in the winter. 1 pub 15 mins walk, other pub 30 mins walk,
Do you get the idea? smile Lovely.

It's rare for people to hold out for the last penny. Have you asked what the seller would take and are you in a position to move quickly?

We’re now three weeks on from when we were ready to exchange. This is after the bottom of the chain were chasing hard to exchange, told them we were ready and discovered they hadn’t done their paperwork. Very frustrating process. We sold at the beginning of October.

Wait until they find an additiona new magical mystery vendor at the top of the chain, who then demands you all work to their timings, not the previously chain agreed dates......

We are the top of the chain, the agreed dates are long gone unfortunately.

it feels very surreal! I’m still feeling extremely overwhelmed

Thank God we managed to get it with a staggered sale of our Surrey place or I’d have a breakdown rofl

I haven’t added it to the pawn thread, kinda feel a bit edgy about putting them on. Might add another pic or two when I can.

Managed to turn hot water and heat on! #gimmeamedal

For us there is talk of exchanging March 19th for a 26th Completion if two outstanding enquiries can be satisfied next week - fingers crossed!

Has anybody been waiting for “the last bit of information from the...” ? We have, I think 4, maybe 5 times we’ve been waiting for the last bit of information, it’s now been received.
In theory the gangs can get together to exchange, in reality who knows what’s going to happen.

There is (I believe) a level of optimism in the chain that we should be moving probably the week after next, place your best now.

Message off our vendor on Monday, "my solicitor is waiting for an instruction to act from your solicitor" so emailed mine, Wednesday he said all sorted its been sent etc.

Woke up from nights this afternoon, "your solicitor still hasn't sent the instruction to act", emailed them and they replied we have, so asked them to call the other firm.

feel like these solicitors need some kind of project manager over seeing them.
