We were expecting to exchange today with a view to completing next Friday - solicitors calls me at about half 3 to explain the our buyer solicitor want to exchange and complete on the same day due to Covid and they state that this has been the case all along.
Is the Covid thing really still an issue for house moves?

Our Sol doesn’t want to do it (neither do we) and the bottom of the chain don’t want to do it, we’re buying from a deceased estate so they probably don’t care either way but the agent is going to ask them to push for a few days gap as a minimum.

Our buyer is coming from Reading (to the SW) so surely they want some reassurance that they’ve actually got a house to move to before they’re all packed up? What if our vendor decides they want another £15k from us that we refuse and the chain falls apart? Takes the piss a bit to be so obstructive at the last minute, but the buyer is accepting their solicitors advice as gospel and don’t seem to want to change their mind.

Oh, and our vendor confirmed today that the oil has run out and the pilot light has gone on the boiler but we’re welcome to order some oil and they’ll arrange someone to be there to get the boiler going again. We don’t have any financial interest or obligation in the house yet, how very gracious of them to allow us to fill the tank for them to get going again.

Another week of living in a sterile box surrounded by carboard boxes......

THIS weeks excuse for not exchanging falls firmly on the shoulders of OUR Sols.....

Despite the chain agreeing over a week ago the completion date and the whole chain being ready for about 4/5 days now,

Our superb team of crack legals wont allow exchange because " As advised we await your lenders to confirm funds release before exchanging. "

Surely a 5 minute phone call you would have thought, but Oh no, it takes up 3 hours on hold, even though the Sols have a written and confirmed Mortgage offer.

They are now saying "The file will exchange Monday once the lender has given us the go ahead."

Our Vendor has likely lost his removals firm slot now, so thats another potential fk up coming up.....

I swear I dont think we will ever get this done.

Not on at all IMHO, the rest of your chain are correct, Covid is a thin excuse and you are all exposed to the risks you mention.

I know it doesn’t help you but we insisted on a minimum of a week due to work constraints - Covid or not.

Besides, if all those involved with the chain can’t take extra precautions prior to exchange and completion on the biggest asset they own they need a good hard look in the mirror.

The person being advised by the solicitor for a same day job needs to grow some balls and instruct them rather than the other way around.

Totally agree, my wife has had both her vaccinations (nurse) and I’ve had 1 but I still haven’t been in a shop for close to 3 months to avoid potentially ruining the completion of something that been rumbling on for so long. It’s so frustrating to be dealing with these people all the time.

Feel really guilty posting this given the above posts....

I am pleased to confirm that Contracts have been exchanged and completion will take place on the 26th March 2021.

Under the terms of the Contract, this is the date upon which the Buyer will take ownership of the property and I should therefore be obliged if you would kindly arrange to take the keys to the estate agent on this date. If other arrangements have been made please let us know.

Followed by

I am pleased to confirm that Contracts for your purchase have now been exchanged and completion will take place on the 26th March 2021. Once you have completed you will need to contact the estate agent on the day in order to arrange collection of your keys.

In order to ensure that your mortgage advance is with us in good time for completion I have requested the advance to arrive one day prior to the completion date and therefore your lender will charge interest from the day of issue of funds and not the date of completion, as disclosed in my report to you on your mortgage offer.

In the meantime you should now ensure that any appropriate Building Insurance policies are commenced and I suggest that you liaise with your insurer directly in this regard.

Had a very busy afternoon sorting insurance to cover both properties to completion (buyer insisted in the contract we insured our present home up to completion whereas our seller said they will not be insuring from exchange) Council tax change from one local authority to another, arranging utilities etc etc.

Along with hiring a Luton van and arranging short term insurance on my mates big Iveco van.

Roll on next Friday!

My wife is a palliative care nurse specialist - no way her manager would contemplate allowing a solicitor dictate her staffing levels! Btw, She’s had the first shot of her Pfizer vaccine, second dose on the 5th.

Just exchanged/completed on the same day today. Got the keys, but moving my stuff from the storage next week.

I've made the offer on 24 February by the way! Do not ask me how, but I've paid a serious good chunk of money to our solicitors (and we were working together for nearly 15 years now), so things were on pretty fast.

We’re now 4 weeks on from being ready to exchange, we found out that all the contracts In the chain were signed and ready earlier this week but no one can get a response from solicitors two down in the chain.

I honestly cannot believe the money in conveyancing given the utter inability to do the job one is being paid to do.

Finally moved on Thursday after six months of waiting on the chain to sort itself out, so glad it is over as losing the will to live at many points. Thankfully the day went smoothly in the end with completion by 10.00 and we were unloading our stuff by 1 which was good.
In a PH friendly twist my car insurance has gone down £90 with the move too, happy days!

Congrats, my car insurance also is 1/3rd what is was in Dorset now compared to SW London

Situations like this are were being in direct contact with buyers and sellers is beneficial.

The ability to discuss issues without the arse covering solicitors input can help to deal with potential show stoppers much more easily.

I wouldn’t have hesitated asking our buyer if he would consider instructing his solicitor to follow the rest of the chains wishes so as not to jeopardise the transaction.

Keeping emotions out of any text or calls is key to it though, that and using clear and concise wording - that way no one can be accused of being coercive or acting without a persons best interest.
Arguably loosing a sale/purchase is not in anyone’s best interest after investing a lot of time (and possibly money) in getting to the point of exchange.

Our buyers solicitors asked two late queries that could have led to significant delays. In the end our buyer said enough is enough, they had answered the same queries to his buyer and he was happy to proceed to exchange based on the fact they were living in a similar development and his idiot solicitors didn’t ask these questions when he used them first time around to buy the property he was selling!

It took him constantly ringing for 9 working days to finally get his solicitor to confirm to us that there were no longer any outstanding enquiries (our lot were in the process of dealing with these enquiries so some wasted work for them) we got word on Thursday afternoon that exchange was to go ahead on Friday 19th.

I got a text off our buyer apologising for the delay, he told me his solicitors were a joke and he was very unhappy with their performance, kick in the guts is he has got to pay them for their crap work!

I’ll keep my fingers crossed you can get this sorted and get over the line cool

Ive only had one good experience of conveyancing solicitors and that was for a house I was selling at auction.
They had to prepare the auction pack with minimal time and they got it done.
They were the cheapest in the area as well.

I was just gutted I chose the most expensive solicitors for my current home purchase.
They were beyond hard work.

We don’t have a direct line to our buyer but the agent talks to them every day, I trust him to a certain extent but they’re quite naïve and are just hiding behind “we’re paying our legal expert and will follow their guidance because they are the expert”

My issue is I genuinely can’t see the issue. Covid may or may not balls this all up on friday, but if you’re going to get it then you’re going to get it, surely you’re better off having exchanged and having certainty that things can proceed at a later date? The solicitor at the bottom of the chain has been awful from start to now (all 6 months of trying to buy an HA Shared ownership flat for a first time buyer) and I simply don’t trust that the process will go through in a single day.

I’d have more faith if they could actually promise to get going from 9am and work in an agreed sequence to a time table, but I don’t think they all will.
I expect we’ll get the keys at 5.30pm having had the kids back from school for 2 hours sat in a car waiting for idiots. But ho hum, it’ll all be forgotten when we’re eating takeaway surrounded by boxes.

Your lawyers seem good. Ours did not even both with any of that info, and I has asked dthem about requesting funds early, they didn't even bother to advise about building insurance.

Are they local (if so what city) or National?

My news, we also recently Exchanged. However, the joy of Exchanging was not there as our crazy Seller decided to change the Completion date AGAIN.

Completion was meant to be 31 March.
Then 30 July.
Then 29 June, if we paid more

Then on the day of Exchange, 30 June. My solicitors said, "don't do it" it could easily slip a day. But, we were left with no option.

Our Seller is a court ordered sale due to a divorce. She has no interest in moving and does not care about anyone else. She's been a nightmare.

So we Exchanged. I'm happy, but was more exhaus by it all.

9 in our chain all so say ready to exchange after 4 months.

Bottom of chain now holding things up, first paperwork, now financially.

Solicitors say they are waiting for their deposit to be placed.

Agents say the deposit has been done.

Some-one is not telling the truth.

A week ago we were agreeing completion dates, yesterday were told there was no point discussing dates until the bottom are ready.

Beyond frustrated.

We started off thinking that, but it didn't work as our seller couldn't behave himself. I had to put a stop to it by actually blocking his calls and texts as he was getting personal.

I have mentioned before it is a double edged sword, I wasn’t comfortable to begin with and did think we would have to do as you have done. My EA said put a stop to it as soon as you feel uncomfortable or unhappy.

His words of advice for direct communication was ‘you lot talk too much, keep to the point, don’t say anymore than you need to, don’t put your foot in it!’

Pretty much spot on advice that we stuck to!
