SDLT is such a killer now at the higher levels people hit a certain step on the ladder but then the tax is so high to move people simply opt for extensions.


And extensions clearly then take another house out of the market so pushing up prices for the future.

I'm due to move on Friday, been packing all week plus trying to deal with a significant workload which I can't hand over or leave. I forgot how hard moving is and how disruptive it is - just all the stuff you've got to do that you just forget about. It took us about 7 months from agreeing to sell our place to completing.

I have to say though, part of me is dreading the move, I want to call the whole thing off. I'm anxious as hell, I suddenly wonder why I'm leaving my easy-to-maintain 2 bedroom flat which is about a 10 minute walk from everything I ever need. I've read up on this and apparently it's really common to feel like this and a lot of it is just down to change.

I've lived here for 9 years - the longest time I've ever lived anywhere.

Good luck to others who are still in the process and struggling, I genuinely understand how hard it is as we've been through failed sales in the past as well as this one which has just taken ages and nearly collapsed several times.

We were a simple chain of four that took 109 days from offer to completion.

I've just had the TR1 form sent to me last week to sign, which I've done and sent back. How long to exchange and completion is it roughly from there?

We moved last year and it took almost exactly 4 months from start to finish with no chain at either end. Our buyers solicitor was beyond useless. Asking us for copies of a tree preservation order when we've not had trees in the garden for the whole 29 years we lived there, asking for a copy of building regs approval for electrical work that was carried out in a flat round the corner etc. etc. In the end we got the estate agent to contact the buyer and say 'sort them out or the deal's off'. All totally unnecessary aggravation. On the plus side, having swapped urban South-East for rural South-West, we're very pleased with the outcome :-)

Yup the gradients in prices/vfm are really obvious.
Around here you get past £500-550 ish and that’s it for a quick sale... but then go to £650+ and it seems like you get 2x more stuff too!

We received the TR1 on 10th February it was returned promptly and has no real bearing on the speed of exchange/completion - Completed on March 26th!

There are plenty of other potential problems between sending the TR1 back and moving in.

As has been said before focus on exchange first and foremost - completion naturally follows on.

I sent my TR1 back on the 11th of Feb, we still haven't exchanged. I think it depends if any issues are thrown up (like our move) or not

Our buyer has pulled out after 7 weeks, after many promises of we want the house, they can't wait to move in, etc etc bullst bullst. Still in the "Angry about being dumped" stage. alcohol may be consumed tonight.

Strangely another refurbished house very similar to ours but cheaper as it is in a different area where we knew they were also looking has come on the market and sold within a couple of days.

Fair enough, I've heard if it wasn't for some unexpected issues with the selling of my dad's house, we'd be near enough moved into my new house. Our seller already had someone pull out from buying the house last year due to financial issues so is probably itching to move. However, brother and his gf only found a house 3-4 weeks after I had the process started on the purchase of the house I'm buying and my solicitor needs to time everything to be completed and handed over near simultaneously.

It's high risk and as long as everyone agrees to a sensible timeframe there is no need - we weren't greedy and stipulated a minimum week between exchange and completion.
It gives you all protection from being pissed about at the 11th hour.

Unless of course you mean completion happening simultaneously, by and large that is what's aimed for but obviously there is lag in a chain, key exchange was done by 1pm for us, about 45 minutes after we were officially homeless having posted the keys to our old house through the letter box once we had been told our sale had completed.

If it is simultaneously exchange/completion he is talking about I'm afraid that would be a deal breaker for me - If nothing else organising time off work, booking removals/hire van would be a non starter at short notice

We put ours up 2 weeks ago and had 3 offers over asking within the week.
They went to final bids and the we've chosen to go with the people who coincidentally bought our last house off is 15 years ago.

Total change of life from a small holding to a town house that needs work.

This is currently an office so it's under the radar. Anything is else is almost impossible to get a viewing .

We are also looking to get a smaller property in the same town and more or less everything suitable is sold within the day.

Our buyers are aiming for end of June but I really can't see it.

Combined with the fact he said he doesnt want to move before the 12th due to his sons birthday.

The buyer below me who was pestering for EICR and boiler service has also come forward now and wants to bring his "brother in law" who is a surveyor to come take a look.

Starting to get the feeling its all going wrong.

I had that leaving my first flat for my first house. Didn't get it moving to the second house. I think it is mostly nerves - doesn't help that everyone and his dog like to tell you how stressful moving is, when mostly it's boring. I recommend an occasional repeat of "this, too, shall pass".

Sorry yeah I mean completion, because we're splitting up (I'm moving with my dad, brother and gf and newborn daughter are moving to their own house - we're currently all living together), so aiming for completion to be done roughly same time, for everyone.

In your case don’t sweat it - sounds like you have an over cautious solicitor.

Read this to see what the crack is for late completion - all should be over the line by 3pm otherwise the transaction is considered late and in breach of contract for whatever reason. Mostly you want to make sure it’s not solicitors ineptitude on the day causing delays!

Need people's thoughts - I'm due to exchange and complete this Friday but a massive showstopper has reared its head last minute.

FTTC broadband is no longer available to the property due to lack of space in the cabinet and there's no ETA on space becoming available. Which leaves me with 2Mb ADSL as the only option for the foreseeable.

It was showing as available all throughout Jan, Feb and March. I've spoken with aquiss, zen, BT, Plusnet, etc and all say they can't tell me when it would be available and won't put me on a waiting list due to them not being able to meet customers expectations.

Also put up a tweet to openreach asking for an ETA and they replied saying there are no plans to upgrade the cab.

I literally cannot live with 2Mb internet. I feel like pulling out the property purchase but would feel like a massive doing so and I'm obviously going to lose money (sol fees, surveyor costs) that I've already stumped up for.

Starlink broadband is not available. 4g speeds are ok outside but I can't test inside the property as I don't have the keys, so could be utter ste indoors.

I can't believe in 2021 the UK infrastructure for broadband is so poor in some areas, utterly ridiculous.

I did think this thanks, it could be my only option, however I've heard the latency can be quite poor when using 4g which can effect gaming/video conferencing which I do fairly often.
