I am afraid I don’t know if I understand this one, sorry, can you explain it to me - I assume the property that stays ‘STC’ is above a property that has lost its buyer. So the property that is STC is still STC but can’t proceed until someone lower down finds a new buyer?

We were told last Thursday that exchange would be "tomorrow" (ie Friday)

Got told today that our buyer's haven't got a building cert for a recent cellar conversion but have been told there is a meeting on Tuesday to sign it off

I am sensing bullst as this has drifted from them being cash buyers, to buyers who secured a mortgage on their wider property portfolio who now need to sell their place to complete.

I want to tell them to FRO but my wife is more pragmatic than that.

We actually completed and moved yesterday but what a stressful day. Removals turned up in a van that was clearly too small and only 2 guys instead of the promised 3. At 1pm (when we should have been out) I tell head remover that I'm going to try and hire another van. He finally accepts that everything won't go in his van and says he'll go get another and they'll drive one each. At this point I go for a walk round the block so i dont kill him.

We finally vacate at about 3pm, thoroughly pissing off our buyers who were waiting to get in. Me and the missus set off on the 2 hour drive to Devon, removals say they need to get something to eat and will see us later. They arrive at 7 and finally leave at 11 and we collapse into bed.

Every wall in the house looks like it's been machine gunned there are so many rawl plugs left - looks like I'll be spending the next week with a tub of polyfilla and then redecorating.

On the positive side, neighbours have been round to say hello and one even gave us a 'welcome pack' full of info about the village. Once we're settled in I'm sure we'll love it. I certainly hope so as I don't fancy going through all this moving business again.

Sounds like we’ve all moved to Devon. I moved to Beaford a week ago. Loving it so far but I have to admit to not realising just how much hard work gardening is.

Absolutely shattered and I’ve barely made a dent in everything that needs doing so far.

Missed the wednesday cut off this week for exchange and wasn't getting any feedback from solicitor other than we're ready to go, buyers solicitor been slow. Pretty depressing!

9am this morning get email...buyers solicitor confirmed we're good to go for 30th june. Mortgage provider emailed to say money transferring on 29th.....YAY

Feels like weeks of nothing happening has led to buyers solicitor getting a right earful and pulling their finger out at the last minute

Just need removal firm now....

I’d imagine van rentals will be the next thing to have limited/zero supply over the next 7 days.

I won’t be surprised if people are buying vans off eBay just to get them moved. What else can you do if you’ve exchanged?

Do you mind if I ask when (if you know) your solicitors requested the funds/certificate of title? Just trying to get an idea of lead times for receiving funds (we requested Tuesday, still awaiting confirmation).

Sorry to hear that. In fairness, we’ve been planning a move for 5-6 years but it was only when a job offer for my wife came up it became doable for us.

I’m sure the market will calm down again in a few months anyway once the stamp duty break ends completely.

No idea sorry

Been sending weekly emails to our solicitor and just kept getting back that we were good to go but we were waiting for update/confirmation from our buyers solicitor

Then at 9 this morning email saying despite missing the deadline for requesting the cash on wednesday she was sending the request anyway and we'd just keep our fingers crossed and aim for the 30th

Outfit in Bradford had availability and we're getting a small truck and a few lads

£2k which i think is a bargain considering must have tried over 20 places before this one and all booked up

Solicitor confirmed that our mortgage money has landed today (requested Monday am)...ready for completion on Monday!
