If you change your mind and the market turns...
...or if you have kids. People often like to talk about living in places that are nice for children to grow up in. Often the same places that have quite limited opportunities for them once they have grown up and need to find work.
This is very true - if you really want the best quality of life for your children, bring them up in a large city

Teenagers will hate you if you live too far from their mates but as long as they have people to hang out with, they won't care. It's not like they can really sneak into clubs anymore like the old days. Expect to give them lifts everywhere, though.

But it's absolutely the normal course for children to go to university and then move to a big city in search of work. The alternative is the 30 year old who still lives with mummy because she's a soft touch with a large house in Zone 4 and they don't want to live in a flat. Those people are the worst.
I think it’s all balance, and going into it with eyes open. Countryside can be tedious as hell for teenagers if you’re not willing to be the taxi and/or have modern views on health and safety! Absolute blast though if you let them do country stuff but some seem less streetwise.

I think the burners have been turned right down, now that the end of LSDT holiday timing almost certainly can’t be met by anyone starting the process. That, and most of the available, desireable places are pretty much sold. Now we wait for the negative equity that’s going to accompany the stupidity of the last few months. There may be some quality repo depot bargains appearing soon.

Let’s hope not - you’re basically rubbing your hands in glee at someone’s demise and one of their lowest points. Vultures are seen as vermin for a very good reason.

30 years ago I’d have agreed. Not so much now. I split my time between two large cities, and I feel like the foreigner in both of them.

It’s business, there’s no room for sentiment. If someone jumps into a shark tank, they can expect to become chum if they can’t swim.

I am actually getting emails from estate agents with new properties being added to their books now, before you wouldn't even get an email. They would call 2 or 3 hot buyers and usually get a sale out of them before even sending an email.

I split my time between 3 cities and feel like a local in all of them. Maybe it’s your attitude.

Or in the suburbs, or better yet a village within throwing distance.
And start with a nice city.

that is the most ridiculous blanket statement i have ever heard and I also completely disagree with the content. Anyway we'll leave it there as arguing over it will disrupt the thread. You've got your opinion based upon your very specific individual experience.

No it’s more down to the fact they’ve become dumping grounds for the world’s flotsam and jetsam.

There’s a thread elsewhere in this subforum dedicated to this discussion running now. Interesting reading. Cities not always bad, country not always good. If you have money both infinitely better than if you don’t though city I think you benefit far more than country in that respect.

God selling houses is a slow process. Offer accepted - 28/05, survey undertaken - 22/06, searches instructed - 02/07....eta for searches 06/09. Considering we completed on the property we purchased in 5 weeks...this is somewhat frustrating, especially as cash flow is somewhat tight at the moment. 'Facepalm'. Basically looking at 4 months, for a sale with zero chain.

Since there appears to be one blocker there; there's search insurance and sometimes you can pay extra for expedited searches.

Read the terms of that carefully if considering it. We looked at whether it might help us with a purchase and it wasn’t the “fix all” the agent had claimed it would be. Policies may vary though and it’s possible we were just offered a crap one.

EA chased our solicitor to ask what's the latest / if they had any questions .... .the partner at the firm replied saying, "when you send us the information and documents we've already asked for 4 times, then we'll know which questions we need to raise. Please could you refer to my emails of..... And.....and.....and....."

It's going to be a while.
Just as well we're unconcerned about a chain or having to move before school restarts, eh? It's been a few months already and the basic details about the lease, F&F, etc., haven't been provided. rolleyes

it's an indemnity policy, and i think when we went through that (before ours fell through) it was like £100 or something. That was when we were racing for the end of June. The point of the thing is to cover you for the impact of finding out something bad, but honestly looking back would you sign for an insurance policy with no clarity at all over the terms?? It probably wasn't wise. I guess there is unlikely to be something bad on certain types of properties but i don't think we'll be doing it next time.

Our searches and that of our buyers (two different councils) each took about a week, I wouldn’t be disheartened. I think it’s mostly automated now.

not everywhere. Cheshire east were apparently running at 3 months wait time, according to my conveyancer. Maybe in order to sell more indemnities or whatever.
