Contracts exchanged this afternoon and still aiming for completion on the 13th. On the home straight at last!

Good luck!

I have often wondered why conveyancers taking on too much work means they take so long to process each transaction. If it takes me ten hours to change the brake pads on a car (I'm not good at mechanics) then it doesn't matter if I am doing mine, or the whole families. it will still take me ten hours to change the brake pads. Yet somehow for conveyancers each transaction stretches out over an inordinate length of time. I know context-switching is a thing and it would be like me starting on one car, then moving to another before finishing the first, then back to the original car, then starting a third. But with the way modern casework systems operate you would expect the actual work to be like a conveyer belt with no need to "get back into it" or "re read the file" - just pick up at the point where it had reached. Even with a small amount of reading previous notes, it doesn't explain why just over my lifetime I have seen conveyancing go from a 4-6 week process to a 6-8 week one and now 12-16 weeks seems to be increasingly common. And when I was younger they still did stuff on paper!

We’ve finally exchanged contracts for our new place - offer was accepted at the end of January, things have been moving at a snails pace since then… but completion set for next week so it’s finally all systems go!

I’m convinced that conveyancing solicitors want us to think what they do is all mysterious and some form of dark art that only they can possibly understand. We had a last minute issue crop up last week that threatened to derail our whole move - the buyers solicitor suddenly (despite having completed their searches months ago) suddenly decided that they couldn’t find a section 38 agreement for our road (on a newish build estate) and that meant they thought our road where we’ve been living for seven years had been forgotten, was destined to become a private road and our buyers would end up paying thousands for road maintenance….

Our solicitor said they’d written (letter, post and stamp I presume?!) to the legal department of the developers, but that thing like this were like pulling teeth, a response (let alone an answer) might take weeks, and that this might threaten the end deadline of our mortgage offer which is looming due to the length of time the whole thing had taken… we certainly weren’t going to get anywhere near as good a mortgage offer now as back in January, which might not threaten the move but would certainly scupper the extension plans we’ve been saving and budgeting for…

I googled the local developers head office, rung the first number I found, asked to speak to someone about adoptions, was passed an email address by a very helpful lady, wrote an email and had a response within 15 minutes from the adoptions manager. Our road was originally going to have an old peoples home on it. Plans changed, they built houses instead, new residents only moved in round the corner a month ago so the road’s not adopted yet but the section 38 was in progress, would include our road and it’s due to be adopted in September.

I emailed the response to our conveyancers who forwarded it directly onto our buyers and the whole issue was sorted inside an hour.

I just don’t get what’s so hard about it all?!

I've just instructed my agent to relist ours, but stipulating we will not accept offers or viewings from anyone unless they are chain free - first time buyers or genuine cash in the pocket buyers only. No waiting for property to sell, no waiting for dead relatives inheritance, etc.

We're losing multiple houses because we had a chain, so if it means we'll sit on the market for a month and/or take slightly less cash for our place, I'll accept it given we'd have a far more proceedable buyer and be in a far better position. I've stated that the original buyer is still in the frame, but she needs an exceedingly proceedable buyer ASAP.

I also told them we're doing viewings on an open day basis, rather than cramming 10 people in over 2 evenings during the week. Everywhere we've tried to view has been on an 'open day' on a Saturday, so no reason why we should have to do anything different, if people want it, they'll come.

Very frustrating month after initially a good start. Will keep you all posted.
To follow up:

Sold to the first chain-free viewer for the same money, so all good there.

Had an offer accepted this morning on a 3 bed semi in a little village, great house great space, bigger garage with room to extend, so all good.

Massively stretching ourselves but sod it, we'll have to cut back for a couple years. It'll be worth it in the long run.

Feeling positive at the moment, just waiting for the next cock-up to come along.

We have just started the process, sold what was going to be our project house and have bought a new build, estate agent had ours sold in a day for asking price, Essex / Herts borders, and have been brilliant so far, I’m glad “interviewed” a few before we went with these guys as they have been nothing short of outstanding how quick they had everything done and went to market compared to the others who wanted to talk about marketing plans and media and exposure ect ect.

They just got on with it and did it. I gave them the keys at 6pm on a Tuesday and by Wednesday afternoon they had done 5 viewings and by Thursday offers started coming in, before it had went live on Rightmove, Zoopla ect. They had the drone footage, photos floorplans full marketing and social media pack ready within 48 hours !

Completed the mountain of paperwork for the selling and buying and that’s back with the solicitors and now it’s just a case of giving it a week or so and then starting to chase everything up to make sure that any gaps get filled quickly as the new build developers have these stupid 28 day completion timescales. I’m aware that no one ever actually achieves this but really why put them in place when you have committed buyers who have given fairly chunky reservation fees ?

What makes it doubly nerve-wracking for us is that where we are buying (Shenfield) over a dozen properties have turned up on market in the last few weeks (my Rightmove Alerts need be turned off I think), probably related to Crossrail starting up and perhaps market conditions as well. Nothing we'd take over our new place but I'm convinced that one of my dream homes will turn up just as we exchange.

Nothing wrong with our new place mind, and we are looking forward to the new chapter. Fingers crossed.

I left Shenfield 4 yes ago having lived there for 22 years ( Worrin Rd) .

It’s a great place for binging up kids & you’ll have the benefit of Crossrail too.

I left the area 15 years ago, though my brother does live in my old house, how he is still there i just dont know.

Where did you go Kellerman? I,m now in Devon.

Sadly, the sanity is mainly due to economic stresses than reasonable market prices.

If things go the way they look they are going, whilst our homes might be worth less in a year, I don't think they will be any more affordable.

Hi para I,m in the Torrington area I bought a newly coverted Barn with some land , very peaceful.

Partner and I have both put our flats on the market today. Think I'll consider myself happy if we both sell them by the end of the year for the way things are going.

Thankfully we have another place to stay so are chain free and have a chunk of stress removed going to the next place.

Neither of us have sold before, so preparing for a world of pain, doubled.

After over a year as Sold STC, where we have had a chain collapse and then spent 6 months waiting for an upper chain to find a property, our buyer is about to pull out.

This is not unexpected - it's been over a year after all - they can't wait any more.

So, we need to re-market. This should (theoretically) not be an issue - there are no similar properties for sale in our (v. desirable) town. We will not chase the highest price.

We have an offer on a property and are waiting for the upper chain to close (again)

However, our agent has told us that they will only re-market for us if we pay their fees up front or find another way to share the risk. Basically, they want to ensure they get paid.

This seems unusual to me......I'm inclined to find someone else, frankly.

I'd definitely agree with your inclination!

I can see it from their point of view, of course - they've already done the work and now face having to do ir again to get paid. The thing is that if the market around you is still in mad territory for desirable properties then the extra work might just be a couple of telephone calls and viewings.

You'd be signing a new contract presumably? In that case you'd be entitled to shop around I would think.
