A good friend of mine messaged last week.

He is a chain free buyer. I believe the vendor had found a property and the chain was proceeding. He had a message from the agent last week, saying the vendor had seen a probate property the vendor preferred, but it was more money. Basically then went on to ask for more money from the buyer (my friend).

Obviously he told them to get stuffed, and the existing offer still stands. I cannot believe the gall of some people, basically cannot afford a house they want so expect the buyer to subsidise this. Needless to say the previously sale of this property broke down for some reason...I wonder why!

Of course. But if i cant sell it "because whizzy new laws, tennants dont leave" when the mortgage deal ends, given where rates are going, ill get crucified.

Should prob run some numbers for various scenarios.

It's an interesting additional factor to the forthcoming financial Armageddon.

Many saying that housing market will be robust to any recession as there are many cash-rich folks sat on the sidelines waiting to hoover up BTL suitable stock if prices fall.

However, the additional burdens the government seem keen to impart on landlords is making BTL increasingly unattractive to my mind. Couple that with other investments now yielding better and I wonder what the appetite will be for increasing portfolios.

The disdain among the masses for landlords is an easy political landgrab too, so I can only see the government (or opposition) happy to further take aim at the BTL sector.

This is described as “further regulation” but really it’s just returning to a part of the status quo that persisted for a long time. The AT and then the AST were deregulation steps designed in part to provide easier access to finance for rental properties at a time when Govt had decided to get out of the game. Lenders loved them - tenants have far less rights come repossession time than owner-occupiers - which helped fuel the lending boom at the start of this century.

It reinforces in my mind the idea Govt is content for “generation rent” to occur, even whilst they make nice noises about further help to buy.

I know many current LLs will hate it, but it has always seemed the only logical position - people without security of tenure do not build decent communities IMHO.

I've heard mixed reviews on the Meater. Apparently the signal drops when you close the lid?

But I will definitely be taking some time to learn how to use it for something other than burning sausages!

Never had that issue myself nor has a family member however your new garden does look pretty big so you might need the longer range one laughbiggrin

I know the bit you’re on about, nice down that end! We’re the older development by the mini roundabout.
So my friends viewed the house yesterday....

Tiny, dirty, owners hadn't even flushed the toilet! Dead flowers in vases, stuff left out all over the place and really badly looked after with dinks and scratches in all of the walls.

"The photographer must have been some kind of magician" according to them.

Nowhere near worth what it was originally on the market for let alone the new price.

Who knows. It sold last summer but the owners hiked the price for the buyers whilst the conveyancing was being done so it all fell through. Now it's back on the market for £40k more which is just ridiculous to be honest, it's even more ridiculous based on the feedback.

I'm guessing greedy owners is the problem or they've split up and someone doesn't want to move on maybe.

That seems like a reasonable guess - maybe broke up during the conveyancing hence the hike in price (needing to buy two separate houses?) and now just playing games. Dents and scratches as a result of rows?

None of us can know, but we can speculate!

None of us can know, but we can speculate!
From the rather scathing post on the local faceache page for the estate by the buyer it's all down to the sellers thinking it's worth more because the markets gone up since they accepted their offer, which is a bit salty of them.

We were contacted by an estate agent for a particular type of house. When he called me he asked if was prepared to do any work. I said yes, to a degree.

When we turned up it was horrendous. Would have needed so much work doing, well beyond our appetite. Every room needed stripping out and redoing... Kitchen, bathrooms, the lot. It was filthy as well.

It finally went on right move without a single picture of the house, just a few of the road name.

It was seriously expensive too!
