I’m meant to be buying a new apartment - there’s 11 apartments in total. On the q and a’s my solicitor asked how many of the units have been sold, the developer responded that “all 11 apartments are nearing completion”. I was surprised by this so asked a friend to phone the estate to enquire about availability- 8 are still available. That means the same 3 as before summer remain sold but no others. This concerns me on numerous points especially as share of freehold is transferred on the completion of the final unit. What happens if the (small) developer goes pop?
That sounds like deliberate misunderstanding of the question by the developer? "Oh, we thought you meant had they been built. Silly us, using the word "completion" in the wrong context". I agree that's a worry - from the deceit point of view though!

The deceit aspect I’ll put down as a misunderstanding. But the wider implications certainly concern me. I agree that's a worry - from the deceit point of view though!

I see the Welsh Government have increased tax on buying a house over £345k... it'll be cheaper to leave Wales soon!
£600k house
- England: £17,500
- Wales: £24,950
Tbh that’s just noise on a £600k purchase…. for most buyers not enough to sway locational decisions (and in Scotland would be £33,350).£600k house
- England: £17,500
- Wales: £24,950

Lots. The good news is, we exchanged today, after 8 months, most of which was waiting for Land Registry to extract their finger from wherever it was residing. What an absolute shower, the really are.
Thats a whole lot of stress relived.................
We eventually got the keys yesterday after their solicitor decided to close for a 2 hour lunch break after receiving our funds. Anyway, all the drama is now in the past and we can focus on looking forward .
Unfortunately I couldn't be there for the move. Due to an inflexible vendor and risk of losing our buyer we agreed to move during my two week stint offshore in order to keep the chain alive.
We used Clockwork for the move and my wife has nothing but praise for the guys. Very helpful and great attitudes. Fairly expensive over the reputable local firms, who were fully booked, but seems to have been money well spent. I needed the peace of mind it was going to be handled well considering I couldn't be there.
Quite excited to get home now and make a start. The place needs a complete renovation. It's not in bad condition, just very out of date from the previous elderly owners. It's a lovely spot with a little short of an acre in total and pretty much total privacy.
We have funds set aside for a kitchen/dining extension. Hoping to push out around 4 or 5 meters. Might do a renovation and extension build thread.
Good luck to all going through the process!

fking disgusting.Talk about a woeful lack of integrity or empathy. Its not the process that's the issue its the arrogance and idiocy of those performing the work

Would you say it needs transforming?

That looks great, especially the privacy and plot size for motor based toys and keeping them out of sight. EnjoyUnfortunately I couldn't be there for the move. Would you say it needs transforming?I haven't posted yet about my own move, for fear of jinxing it. After a 6-month search, we found a great place in August, still in the Yorkshire Dales. Offer accepted, mortgage application in, then of course everyone started getting really spooked. Our bank progressed our application to the point of almost producing an offer, then sat on their hands for >20 days - presumably watching to see whether the world would end.
Finally got our binding mortgage offer today (thankfully at the same interest rate we applied-for, on a 5-year fix). So can eventually push on with searches etc. Hoorah. Thankfully there's no chain below us, and the vendors are buying somewhere with no chain above it; [touches wood] all will be relatively smooth from here.

Eerily similar here. We're the middle of a chain of three, cash buyers in rented and a vendor buying a chain-free house with cash. Teesdale, rather than The Dales Finally got our binding mortgage offer today (thankfully at the same interest rate we applied-for, on a 5-year fix). Our lender also went quiet, we're hoping to port the existing mortgage (18 months to run on a 1.8% rate) and we don't need to borrow any more, in fact we can borrow less if necessary but it's less than 1x salary anyway. Heard back yesterday that we have been accepted in principle, but that they want us to speak to 'a mortgage adviser' (ie. try and sell us a more expensive product) before we do the paperwork. Tempted to tell them to do one, but we have an early repayment penalty and won't get that rate anywhere else, so being a tight Yorkshireman, we're sucking it up for now but I worry about the impact on time more than anythnig else, we don't want to be those people holding things up.
I’ve had an offer of £370k turned down on a property which is listed, and has been since June, at £400k. The thing is though they won’t even counter, saying it’s worth a minimum of £400k. I don’t want to miss out on it - but feel if it didn’t sell over summer at £400k it’s certainly not worth that now.
