Have had an offer of £415k on my flat that’s up for £450k.

Part of the reasoning for the low offer was that it’s got a B1 status for cladding, which means there’s some element of combustible material present on the external walls, but no remedial work required.

They’ve stated their concern is some remedial work may be required in the future.

Don’t think I’m inclined to take such a dip on something that has a certificate saying it’s not required?
Would that B1 status preclude anyone getting a mortgage on it? Is the buyer mortgage free?
Presumably you knew this already too. If so you might try the line that it was priced already knowing this.

Phew! Definitely the right decision. My place in Bath sold to someone who had gone to the top of their mortgage affordability and I took an offer to reflect it. Best decision I made in the whole process.

The place you’ve viewed looks good - I don’t have carpet in my living room now and very happy about that as I freak out less with people holding wine glasses and the gf’s daughter thinking she needs to re apply make up every two mins. There’s already blusher all over her bedroom floor (vacuums up apparently).

Space is also subjective anyway - you really won’t need as much as you think you do.

My place has gone from this -

To this -

In the last week - but now going to give it a break for a bit and enjoy it. Luckily (I think) my local is really good and people have been mega helpful knowing other people to get some jobs done quickly.
Looks great fella. Love the art on the wall too. Who is the artist?

The main art is awaiting delivery - but there’s an Adam Neate -

(Dark - not to everyone’s liking)

And a Testino

The Banksys, Depp, Emin, Hirst, Herakut, Lowry and Picasso await their new home - and may never make it. But for now it feels snug.

Yep, knew since 2021, was a sigh of relief to get B1 as it meant there were no problems with mortgages. We’re also 1st floor of a 4 storey building so it’s not exactly a Greenfell.

May go back with a counter-offer and see if we can meet in the middle. If not, doesn’t matter, we haven’t found a place we want to move into yet after missing out the other week on this place to a cash buyer. The double garage would have been nice.

Hitchin? We’re currently in rented having moved there to ensure school catchment, and was surprised at how many other cash buyers there are looking for £1m+ houses in the surrounding area..!

Yes, it seems very little comes up that ticks the boxes so there’s a lot of competition. Are you my competition? biggrin

We have been looking at a 'non standard' house, it's got a weird metal roof, does it make it almost unsellable to someone who needs a mortgage? Our mortgage advisor seem to think so.

I received an unusual call from Chestertons today.

They're a relatively large, London agent. We bought a pied-a-terre in Richmond through them in late 2021.

The caller asked whether we were thinking of either selling or renting the house? When I said no, the woman asked whether we had any other properties to sell or rent?

Seems that they're desperate for properties.

A house we liked the look of went up on Rightmove this morning. Called estate agents to arrange viewing, they were having an open house next Saturday. We can’t make then so they agreed we could do tomorrow.

Received a call from estate agents at 6pm tonight saying someone had seen it online, knocked on the sellers door in person, offered over asking price in full cash and the sellers were taking it off the market.

No slow down round here.

Yeah there's very little for sale round here. Our EA is tearing hair out a bit. Makes it quite hard to work out what to set your sale price at, too.

Big agents have people doing stuff like this 24/7 tbf.

Varying degrees of desperation of course, the best being the handwritten note.

No, we’re looking for surrounding villages (South ideally) as want 1/2 acre +, and we won’t get that in town..! It’s def slim pickings though atm.
Hoping Easter brings a few new housing eggs to the market.

Good luck with your search!

Looks like I’m still on track to be moving in April. Between first and second fix at the moment and progressing at a frankly frightening rate - site visit today shows significant progress over just two weeks ago!

Front door and bay window are imminent, I’m told.

Haha yeah that stuff does seem a bit over the top doesn’t it? I suppose it removes any ambiguity though.

It’s there because some cockwomble in the past, has seen fit to remove the light fittings..

Yeah it’s amazing what people will try if they think they can get away with it right enough.
