I’ve seen the house that I wanted to see and couldn’t bounce

Does re-wiring a house cost a lot? I’ve got no experience of it.
Depending on size and complexity…plus if you have a friendly electrician….and depending on where you are….

3-4 bed house should be approx. £2-3k ish.

Had most of ours done two years ago, Midlands, old hoise, pretty complex and was just under £3k.

Those figures seem very low - did the friendly electrician work for beer money? I’d say you should be thinking of double that.
No…NICEIC Electrician, all fully documented and certificated.

I’ve been in commercial refurbishment all my life, so know what’s needed. Having a string of trusted tradesmen does of course help with these things…

£7k a year on gas / oil / electricity…

50% increase coming up in April then possibly another 20-25% in October if the rumours are true.

So effectively that’s going to nearly double this year. yikes

That’s going to be like a ball and chain around any budget.

Ours is a newly done (2016) good size barn conversion, high ceilings, highly insulated, under floor heating throughout, all via gas fired boiler. Temp never drops below 16 degrees even in unused rooms with the stats turned to frost setting, so it’s very efficient at keeping the heat in.

We are paying £210 per month which worked out perfectly to our usage over the last 12 months.

Octopus now want £7k to fix for 12 months, or stay on variable cap rate at £220/month but with price rises coming that’ll be £330/month in April….then another increase in October will take it to £400ish….

I think this will start to effect the sales of many older, large houses with a poor EPC rating. Few people are going to want to be spending £10k + on energy costs from their nett salary.

Utter madness.

Thankfully our log supplier hasn't increased their prices so I'be bulk bought enough for 3 months. Will see if it works out cheaper than the new gas price quoted by Octopus.
Yes, we're doing similar, we've got log burners in the kitchen and lounge & with doors open this heats up most of the house except the bedrooms.

Hopefully won't be turning on the heating or burning any logs from now until October!
