As blueg33 says, it's pretty easy these days. Difficult to imagine, but we haven't always had an online portal that allowed access to this lot!
That was the problem I had when I was looking as a member of public you can only look at one record. Not only that but I couldn't find some of the titles either, and each one you find costs £3.50 to actually print. Its not until after you print it you know if you have the right one.

So for the area Equus looked up for further up the thread as a member of public I get this plan

So you can see how difficult it is to see whats in the area!
That’s rubbish compared to the business version.

Equus kindly looked at mine, I was demonstrating what the public version was like. I sort of understand it as you pay and they need you to pay to fund it, but surely there should be an option to allow me to pay for a short time to see more.

Incidentially how d you know about easements. A few years ago I went through my neighbours gas pipe putting in a fence post. Was told my gas board I should have known it was there. Checked deeds no mention of it. Asked gas board for map and the map they provided only showed pipes on the highway!

There is no cost for professional registration (though the paperwork to set up the account is a pain - you've got to use a secure code key thimgumy for some services, so the security registration is tight), and the map search option I printed screengrabs of above is free - it's only when you start downloading individual title documents that there's a small charge.

I honestly can't see any reason why they don't open up the map search function to the general public.

PM'd back with an extract of MapSearch. All looks good, I can see why it was difficult, your house was added later. There are still some un-registered bits of your neighbours land though

Back to the OP, how long does this shed that may be on part of your son's garden, look like it's been there? More recent or many years ago?

It’s not recent but I couldn’t tell you if it’s been there 1 year or 10. I haven’t been and had a look since checking the plan.

Btw it cost me 3 x £3 to even see the title plans for my son and both neighbours and there is no way of checking if anyone owns that little piece between the two unless you know the title number which isn’t shown on the public site.

Title plans in hand we walked the boundaries comparing plan with reality, we looked for encroachments, potential prescriptive rights, overhead and buried services, levels, ransoms etc.

The same principle should be applied to all property purchases including flats (so many lease plans are wrong).

As Equus says, it’s like buying a car, it’s basic, but you need to be taught the basics. It should be taught at school. PGSCE or whatever it’s called would be a starting point.
As part of our searches I received our LR title plan with instructions from our solicitors to carefully inspect it, compare it to what was on the ground and ensure it matched up to what we thought we were buying, and to get in touch ASAP if it didn't. This seemed pretty black and white to me but I'm used to reading maps while hiking/mountain biking and had months of examining aerial imagery of properties during the viewing process so maybe I was better prepared than Joe Bloggs who picked his house out of an estate agents window.
