You're buying the company that owns the castle, and that sounds to me like a caveat to say that even if the company is worthless, because it can't make any money from the castle, you still have to pay the value of the castle, which is arbitrary.

ETA, it may have something to do with foreigners being able to buy real estate in Belgium, so you have to buy through a company. I don't know, but that certainly applies elsewhere in the world.

I'm guessing the property is owned in a company, and the house sale will be made by you buying the company and the value of the company is determined by the balance sheet.

Local to us. As you say, it’s in a fabulous location. Nice period property and the outbuildings are great. I’d have to get rid of some of the internal fixtures and fittings (wardrobes etc) but otherwise quite happy to give it a punt were I in the market. But not at £1.5m.

I’d say £1.2m tops given what broadly comparable properties are selling locally. That said, Ryedale has seen the largest increase in enquiries from house-hunters since lockdown in the whole country according to Zoopla (“New Zoopla data revealed that house sales in the North Yorkshire district - home to the 'foodie capital' market town Malton and close to the North York Moors National Park - have risen 53 per cent between May and July compared to the same period in 2019”).

So I suspect the vendor/agents for this one are simply trying to cash in.

According to zoopla (link in my post above), it was for sale with Carter Jonas from Jul 14 at £1.2m until it was bought in Jan 18 at £1m

Looking at the photos then and now, the internal remodelling is extensive (seemingly moving the kitchen from one end of the house to the other). The game changer is the bringing back into use of ~3,200 sq ft of outbuildings - they look great.

If it was worth £1.2m in Jul 14 as it was, then it is worth £1.5m as it is all day now. However, that Jul 14 valuation was shown to be optimistic.

Does anyone need a room 10'x9' for a printer? Must be a bloody big printer hehe And I get that it's 'dressed' for photography but why would you have a comfy leather club chair staring at a sheet of corrugated iron. confused Most of the outbuildings are small, 12' deep is no good for cars and the stables are only 15' deep. That would need a hell of a lot of reconfiguring to make it a nice place for a car collection and what with that slope on the drive area "Ah'm oot."
