Love this house but the problem with places like this is that even if you only paid £1 for it the cost of the full proper refurb will be probably still more than it might be worth, you really need to not care about the money and love the building to take on a money pit.

Yeah, part of owning a house like that is doing the maintenance/upgrading/modernising properly. My current house was maintained by a general handyman type bloke for 30 years (before we bought it) they bodged everything so the house depreciated. So we had a massive project to get it up to scratch - and will take quite a hit on it when it sells but if we are unrealistic then it won't sell. smile

We have been looking at all of the property linked on this thread, and weirdly, we both looked at this and thought the complete opposite. Just shows we all like different things smile
A public footpath running right across the centre of the estate - I'm out. We have similar at our current property - never again would we buy anywhere with a public right of way, no matter how gorgeous the property was.

If I won the euromillions I'd happily buy that and sink another £10m into it, and just not care about getting it back if I ever sold it.

I had a G2 and it was not really any hassle - depends on how much you tell them what you are doing!

Yeah, no way would I risk it personally.

I just say it would put me off because while I love the exterior look, I'd really want to have the interior look to be as modern as possible while still having a nod to what it was. Maybe possible, but would take a huge amount of money.

Realistically, I'd be better off building something new, but the charm of some of these older places really appeals.

There are plenty of laws on the statute which have theoretical max penalties but in reality they're rarely, if ever, enforced.

I appreciate that. My point is that unauthorised works to a LB can carry significant financial penalties and result in a criminal record, with the repercussions that flow from that. I’ve been involved in a number of such cases over the years (fortunately from the LPA side!).

All I can say that in 30 years I only had 1 visit from the LA and that was regarding some external works for a water tank in the grounds, the guy came in for a cup of tea and commented on how well the house looked! I didnt take the pee but also didnt bother getting the overworked LA to come and look at everything, it was in my own interest to keep the house looking good and I didnt add any silly conservatories or modern looking stuff outside. The listing was only for external and there were no restrictions on the internal walls etc.

I'll wait for the others to point out that it really isn't....

Maybe you were lucky, maybe your changes wouldn't upset the CO but if it's listed it's all listed,including the 70s concrete sectional garage and draughty crittall, single glazed windows (alter for any other very undesirable elements that just happened to be there when it was listed.

The first one is oddly small with lots of tiny rooms. It's only 1800sq ft. ok not that small but you'd hope your 1.1mill would get you a bit more space even if it does come with 8 acres. It's not Knightsbridge.

Depends on the CO and the area I think. We have some listed stuff in South Bucks and they’re sensible. We also have some stuff in Westminster. They’re response is always “No. What’s the question?”
