200k difference in price...what am I missing? The smaller one seems bloody expensive for Grimsby!

The only thing that would put me off (if I even had the money in the first place) would be the Grade II listing, .
I'm buying a GII at the moment. It's a bit scary!
I had a G2 and it was not really any hassle - depends on how much you tell them what you are doing!
Until you come unstuck. It’s a criminal offence to carry out works to alter or extend a LB which would affect its character (max penalty is two years in prison and an unlimited fine).
Yeah, no way would I risk it personally.

I just say it would put me off because while I love the exterior look, I'd really want to have the interior look to be as modern as possible while still having a nod to what it was. Maybe possible, but would take a huge amount of money.

Realistically, I'd be better off building something new, but the charm of some of these older places really appeals.
We're intending to modernise and update it, enhance it (outbuildings, cellars, attics) but not do anything that would lose the character (why we love it)... it has a huge walled garden that we're going to do something with and I'm also building a barn - we have taken extensive advice and got a historic building surveyor with heaps of experience and good relationships locally. Whilst it's a bit scary because it's new territory for us - it doesn't put us off. We're certainly not intending to carry out works without the necessary permissions. smile

Definitely an endless money pit, like most old houses of this size. But I would if I could smile
You have to wonder what "some" means!

The house is in need of some updating
It looks like the sort of house that will never, ever be even remotely warm.

It's the high ceilings I think - there's not a single "cosy" room.

Agreed - and I'd love to see it in the summer surrounded by the greens and light.

Whilst I wouldn't say no, I was expecting a wider range of materials used inside and more character. 7/10

fk me.

I realise that's the max penalty, but jeez, you'd get less than that for mugging someone or stealing a car.

yeah - but a car is only someone's property, with the G2 you're going against the council and planning dept nuts

£100k for a garage in Edinburgh does seem rather toppy I agree.

It’s a very desirable area but your right seems a crazy price thought there may have been a plot for a house also!
