It seems a touring car driver lives not a million miles from here, lovely place and location.

Hambleton, Oakham, Rutland, LE15

Nice house, lots of gadgets, but 3.5M for a water view, no frontage?
Don't know the local prices, maybe that island is premium, but seems a lot to me.
Very small garden too

Agreed house is fabulous but 1.5 million with another acre then let’s talk

I like Hambleton but I'd sooner put in a cheeky bid for this down the road: https://www.rightmove.co.uk/properties/94278833#/

Not too shabby. Love it. The odd paragraph in the description wouldn't go amiss though. biggrin
At least they can spell 'principal' in relation to the hierarchy of rooms which seems a rare ability among agents, probably because spellchecker doesn't pick it up.
No floorplan and a few moody external images at sunset are ok but they don't exactly 'sell' the property. Most of the interior images appear to have a grey hew to them. I wouldn't say the EA has exactly pushed the boat out considering it's a £7.0m property.
Agreed, I'd be hacked off if that was selling a studio flat let alone something of this value. It's also billed as "an equestrian facility"...not sure the horses will enjoy the library much and there's no mention or pictures of the "out buildings" and no idea of any land which one might want to stick the nags on.
It's convenient for Sainsburys, though, and has a great view of the graveyard.

That’s lovely. Homely, despite its size.

It is very nice but just how many kitchens do you need? I can understand a family kitchen and one for professionals to use when catering but there are 2 very similar back to back.

There is a cellar that some hoped might survive a nuclear attack. It wouldn't!

Video gone it’s here.
He describes it as a nuclear bunker. But yeah it looks a bit st. There is also an underground raf control room not far away. That got turned into a factory then had family issues and iirc a murder

I watched them run an excercise when I was a kid including army as guards on the door.
My post wasn't about it not being a nuclear bunker, it was about it not being a secret. smile

And selling after living there just two years.
Why have a house built for you to move on after 2 years.

Divorce I suppose, but who knows!?

Good point. I’d convert one into an integral garage laugh

Agreed, it doesn't seem much for the money and hardly a 'grange', but that gym would make a nice library, I gather they are quite popular here smile

Now THAT is how you do it! The additional key fact of 21.43 acres helps. To be honest main house decor doesn't do it for me, I'd probably end up living in the lodge with the family doing their horsey thing, although I'm drawn to the "power dressing" room how very PH!

I quite like that. I wonder what's happening to the current occupants.

We're intending to modernise and update it, enhance it (outbuildings, cellars, attics) but not do anything that would lose the character (why we love it)... it has a huge walled garden that we're going to do something with and I'm also building a barn - we have taken extensive advice and got a historic building surveyor with heaps of experience and good relationships locally. Whilst it's a bit scary because it's new territory for us - it doesn't put us off. We're certainly not intending to carry out works without the necessary permissions. smile
We work on listed building all the time, just finished a loft conversion, extension and re-model (inclusing removing partitions and knocking through to new extensions) in one dating back to 1600's, We have also linked listed building together and renovated whole properties all with listings.

If you have any questions fire away! You have done the right thing involving a local conservation specialist.

Thank you that's really kind smile
The general view seems to be you can do most things if you are patient, flexible, creative and work with the LA & conservation officer rather than against them. It is a really special house and we are very excited - we do like a challenging project . smile
