One or two bits of decor aside, that is great.
They seem a little cagey about showing the kitchen and bathrooms, so a budget will likley be required for some improvements, but even with that looks decent value.

Agreed, and the top bedroom for example is a bit 'let's paint it and put a bed in there, there we go - a bedroom!'.

However, I don't think there's a home on the planet that I wouldn't want 5-10% of the purchase price aside to really make it my own/perfect in my eyes.

It would need another £250k spent on it to make it everything it could be.

I'd clear most (not all) of the plants out of the orangery for starters.

Not sure it costs much to remove some plants!

I'm usually pretty overcritical of spending needed on properties - but I really can't see a quarter of a million being 'needed' there?

Are we all looking at the same place? All I see is a nasty-coloured, oddly shaped house with impractical rooms and a lifetime of woodwork issues.

Thomas Messenger was a Victorian manufacturer of bespoke glasshouses, all the stately homes and landed gentry had ranges of them all heated and supplying fruit and flowers to the 'big house'. A 'messenger' glasshouse is now regarded as the Rolls Royce of victorian glasshouses and quite rightly deserve to be lovingly restored - as many of them are. The photos of the one at Hastings do not provide enough detail to be sure it is by Messenger but certainly in the style of. As the property is listed, no doubt the glasshouse will be restored, the vine correctly pruned and producing grapes again.
