400 sqm, pick your £/sqm but I wouldn't think it's below £3k for a reasonable spec finish at the moment? That said, £1.2 mm before you acquire land or do much else seems like a lot though.Doofus said:

I went in this property about 30 years ago and it never seems to look any more ‘done’ but I doubt £1 million would see it completed to the level it deserves.
