I live just outside London, so I get the idea that things might seem to be expensive when it’s just the going rate… Surprised that this is the going rate though! It’s a nice place with planning, but still…

Is this with added leave the city / WFH pricing, or have they always been up at this level?

That's at least £200k overpriced even by 'Cotswold' standards (is Ciren really in that category?) and even at £600k it wouldn't be good value.

Yep, Savills have got these clowns on instagram haven't they, posting all this aspirational tat to the masses and seemingly have forgotten to be vaguely realistic in the money department. Both this and the Ciren one above from the same 'team'. I find it all quite nauseating to be honest.

I’ve totally lost track of the market in the last few years of craziness to the point I don’t know what is and isn’t the market value. In some respects that looks expensive for what it is, yet in others doesn’t seem that bonkers. My parents bought a 2 bed 160 year old cottage back last year needing a good £50k+ spending on it and spent £700k on their place. By contrast, this thatched place looks decent value.

This is an interesting one, it's been on and off the market for 3 or 4 years so clearly something's wrong with it. On the face of it a decent looking building, if you're into oak framed buildings with traditional features like the brick chimneys, triple garage and an acre & a half of grounds. Yet it's been up for anywhere between 1.6m and 2.0m over the years. Recently changed EAs and they've stuck it on at £1.85m (and also made the owners tidy it up outside). That's lovely, possibly a bit wood overload, but loads of character and a decent plot.

Very nice!! I think I would have to plaster board over those joists tho as bad as that sounds, too much wood.. Leave all main beams exposed and vertical timbers tho.
Maybe roof needs attention? Does seem good value.

Looks a nice amount of space. Not to my style but I can see the attraction for others.

Bathroom appears large, but with a lot of empty space - toilet crammed in next to the shower in one corner and two sinks crammed into the opposite corner.

Generally it shouts "refurbishment required" to me - kitchen, windows etc. Will look pretty tatty in person and with furnishings removed. Expensive business.

Agreed. It seems very reasonably priced - cheap, even - for the size and area. But I suspect this is one of those properties where you should consider the purchase price to merely be a down-payment on the real expense that will come when you try to live in it.

Nice house and not dissimilar to a house I owned. But mine wasn't on a main road and opposite a leisure centre.
