That looks about as simple as a patio gets, about 2 cuts as well from what I can see.

Less than £1500 in materials and I could do that on my own in 4 days to a higher standard.

I've had so many people ask if I'd do there's after seeing the job I did at my parents that I did consider doing it full time.

If it was genuinely 10k a week knocking out stuff in the picture above I would but it's not quite as much fun doing it for an acceptable rate, to a high standard on tricky jobs.

The builder has offered to supply an even more detailed breakdown, but I'm not sure I would trust his numbers. Plus for the initial groundwork, we weren't living on site so have no idea how long they spent on it.

He has also offered to find similar patios he has done and send over the costs for comparison, but again, these could just be entirely fictional.

I still intend to get a couple of quotes locally and go from there.

Doesn’t matter how long he spent on it unless you agreed for it to be done on day works?

If he does a breakdown chuck it up here. We will soon tell you where it’s reasonable and not.

Thanks very much. No I didn't agree for it to be done on day works, but he keeps referring to day rates, so that is clearly how he has priced it up.

Funnily enough I was just studying the photos again and looking at how much there is (it goes around the corner too) and was thinking just the same. A through clean and pressure wash etc and it could well come up very nicely and save £10k!

For a comparison 115sqm of porcelain 600x900 all done inc levelling, easyfill grout stuff, cuts for the upstand edge bits. All materials and labour for about 35% more than you paid.

Haha yes. The room with the big window overlooking the flat roof was an upstairs lounge now a cinema room.

The fence give just screens it off from next door, not that they’re close by. There’s a load of angle iron that holds the fence up.

Well, I live in Surrey and I don't think it is massively expensive vs the quotes I've had.

Were they 10mm or 20mm tiles? What were they laid on (it would likely be screed for 10mm)? I had a quote for 100sqm for 17K incl VAT, although that did include take up of existing patio and diposal, plus a small amount of lateral drainage. So that's £170/sqm based on me supplying the tilles.

The builder has done a large refurb for us, been excellent, is well known locally and his overall quote was within 5% of the other builders I had quote. Having said that, I haven't actually gone ahead with the patio, but will probably do next year.

I haven’t done it yet but am looking to do so next April so if you can do a top quality job for less, let me know! It’s 10mm tiles so there will be 70 sqm of screed to do first.

Builders aren’t the best people to finish landscaping works after the main build has finished IMO. It’s not their main interest or skill. They either sub it out (at a markup) or overcharge because they don’t really want to be doing it.

Far better to let the builders finish, get them offsite and then get some quotes in from landscapers or patio specialists. You’ll get a better job done for less money.

None of this helps the OP of course. Hopefully if his builder provides enough detail then we can help him challenge the costs. It certainly can’t be in the materials so it’s all just the labour really.
