Almost at the point of booking a roofer to replace the leaking single pitched roof on my garage but having wielded a tape measure at it I have a question. It’s an existing garage built before I bought the house. It’s on the boundary at the end of the garden, accessible by a lane, as per all the other houses on my Victorian terraced Road. From the ground to the top of the coping stones is 2.7m... planning regs say max is 2.5m on the boundary. Of course, I have no info with the deeds regarding previous permission for that garage. Neighbours garages are the same height.

I will contact building control but I hear they take forever to reply round here so in the meantime would be grateful for any views about whether I’m likely to need planning permission, or I’m in for a world of pain and hassle if I raise my head above the parapet and any normal person would just get on and replace it as it’s essentially repairing an existing structure.

You could open Pandora’s box if you raise it with planning, I’d just replace it like for like. Sounds like it’s been like that for donkeys years with no issues raised.

Building control aren’t going to be able to help you with a question about planning permission, you‘ll need to be ask the planning department that.

2.5m limit applies if it was built as permitted development.

But if its established, noo e has ever complained and just being repaired, I would crack on.

Thanks all for the reassuring replies of just get on with it. I was hoping that would be the answer.

And yes building control is the wrong person.

Take pictures (lots) of the existing structure and ground levels to prove if necessary you are just replacing existing.

Isn’t planning enforcement deadline 7 years? So if you can evidence it being in existence and not hidden before that I think you should be good.

I was hoping thread would be more PH where PO requests best way to achieve approval by adding a 12-12 pitch roof with living space above and 10 dormers ah well.
