Hi, we are just finalizing plans for extension and architect has suggested something that has put me in a bit of a dilemma. We are replacing an old conservatory with a two storey extension where the room above the conservatory will create a 4th bedroom. I always envisaged this either being a guest room or a room my son could move into as it would be bigger than his current room. We already have a nice master with an en suite bathroom but the addition of the 4th bedroom gets rid of the window that overlooks rear garden but does leave us with one over looking the front.

The architect has suggested us moving into the new bedroom and having door and juliet balcony that overlooks the garden (south west facing which does also have views of lots of other houses). This would mean also adding a new ensuite bathroom in the new master and also a big RSJ across the back to support new large opening. We have estimated the additional cost over original idea of just a box square room on £15,000 - £17,000. The architect says will be amazing room and can see that laying in bed overlooking the garden through the doors would be lovely but a hefty price to pay. We do intend to stay in the house for forseeable future and wandered what peoples thoughts were.

The existing master is bottom right on the picture with window to front of house. The architect proposed new master is on the left where the glazing is doors with juliet balcony. This would mean 3 bathrooms upstairs each with a shower, which seems a bit excessive but can see would be a nice new master with vaulted ceiling as well, In latest plans we are also going out a bit further and might swing bed 90 degrees as a bit tight on the wall where it is in diagram.

Any thoughts greatly appreciated.

Go for it. I think it will be cracking and you’ll be really pleased you have made the best of the additional space. And, should you sell your house in the future it will be a really attractive feature to prospective buyers. I think the dressing space is also a really neat touch.

We’re going to do a loft conversion to our bungalow next year (if we can get the builder..!), which will result in a similar type of room, though we’re fortunate that the back of the house overlooks fields for several miles.

Definitely, the Juliette balcony will make it a really special space in the summer, you can have breakfast in bed with the doors open.

And also agree with rotating bed 90 degrees, it means you will have a lovely view of the garden when you’re lying in bed, rather than just when you sit up. I’d recommend electric blinds on the doors.

It’s a solid investment too, a no-brainier.

Looks like a bit of dead space in the corridor to the two bedrooms. Why wouldn't you push the dressing area wall over to the right to grab that wasted space in the corridor?

Also do you need the doorway between the landing and the two bedrooms? I guess that it will cut down a bit of noise from/to the landing.

But yes I would go for it. You will end up with a great Master Suite and a good guests bedroom with ensuite.

I like it, would be a nice room, another option to save on bathrooms could be to move the door on the existing ensuite to open into the new room and close up access to the previous master suite?

Thanks for all replies, probably the nudges I needed to go for it - well at least get it priced as think it will be really good. Good suggestion on re-using existing ensuite but unfortunately the shower is on that wall so would take some major re-config, great forum.

Just out of interest, why a Juliette balcony and not a small balcony?

Makes sense. I appreciate it’s often more complex considerations, but is it generally due to the fact you’d have more line of sight into neighbouring property by stepping out a few feet?

Have owned in the past one flat and one house with Juliette balconies and often it was a shame I couldn’t have a coffee a few feet out.

Go for it, we did very similar and now have vaulted ceiling, WISH id done the juliet balcony.
