I feel for you OP.

Why the bad run of tenants? We have a BTL to whilst there has been the odd issue, the tenants go for 1-2 years at a time (literally) with no issues and just pay the rent. Like you, if something does come up we do everything we can to fix it quickly.

I'm worried we will get a bad tenant at some point but so far (10+ years) we have been OK.

It doesn't matter whether you are an engineer or not - contractually, you have a right to inspect it

You've gone soft again - electric heaters FFS - that's not your responsibility

That’s incorrect. It is your appliance, you own it. You can inspect it to your hearts content. If you prove competency you can even repair it yourself.

Don't rise to her trying to wind you up. Just be polite but firm. If you do go there I would make sure you take someone with you, as she's already accusing you of wanting to look at her underwear.

The bad run of tenants is because the area is an absolute poo hole and has gone right downhill in the last few years. The houses are old colliery/pit houses that no-one with a job wants to live in.

She sounds like an experienced tenant who knows how to play a naive landlord.

Keep it simple and to the point. If she wants to play games it’ll only prolong her suffering.

"amd for what reason do you need to come with the engineer i find this inappropriate when we are all currently on lockdown i feel like your pressurimg me to let you come virw my property if iwamt myboiler fixed and it feels like bully tactics to allow you access im order to get my boiler fixed and its agaimst the law to bully your way into my property just because the boilers broken there is no reasom you need to attend withthe engineer on a evening i dont mimd sorting the rent and book a proper inspection date so yes get the engineer out ASAP likethis evening and only the engineer will get access to the property and if u do not comply wit this it will result in the police been called if my lad hasnt already removed you feom the fromt thisisnt my fjrst property with a broken boiler and never experienced anythinh like this and would feel extremely uncomfortable u just stood aboit while the boilers been fixed there is no reason what so ever "

Please don't take this the wrong way,

I am 100% behind you but offering to take electric heaters round is why you are being mugged off, you are way to soft and nice to be a landlord.

I know it won't be popular on here but I would pay an engineer to remove a part and say it is on back order, make life as uncomfortable for the bh as possible.

She sounds like one of those people who knows exactly how to play the system and victim.

You have to fix in a reasonable time frame.

With COVID etc who knows what that is. Take a couple of the most inefficient electric heaters you can buy and give her those until you can find an engineer.

I would also tell her that you can’t find an engineer to come out for ages, but that you agree to deduct the cost of the call out from her rent if she calls one out. Obviously must be gas safe registered etc

I wouldn't get involved in that.

The op just needs to stick to insisting on an inspection, keep it simple and be firm.

I doubt the OP is, but an issue with heating does not necessarily require the boiler to be opened - there are lots of possible fixes before you need a Gas Safe engineer.

Hopefully said in jest - but do NOT do that.

Just keep referring to the contract. Do not comment on anything else. Do not enter into any debate. Do not offer to do anything else.

It's really simple - the contract says you can inspect it & until you have, you have no further obligation.

Doesn’t need to be. Gas Safe are an approved regulatory body.

If you can prove in a court of law that you are a competent person you have a defence is something goes wrong. Of course that’s a slim and very ballsy move for someone that has no experience or qualifications but it doesn’t make it wrong.

There are plenty of things it can be that don't need a Gas Safe Engineer.

The tenant is not qualified to say it needs a Gas Safe Engineer, and to spend the Landlords money.

Your tenant clearly doesn't understand that you *are* allowed access to the property. Even without a broken boiler.
