Why shouldn't a sales agent, do the prep work as well, for a fee ?
Because the typical vendor would be horrified at being told their home is a st tip and they might get an extra £20k if they pay £5k they haven't got to the agent to make it look a bit better. And then they'll argue on the sale that they didn't get any extra value and want to chip the £5k off the sales comm.

The EA industry isn't daft, if there was money being left on the table which was that easy then they'd have set up the ancillary service to take it out.

Besides, the EA doesn't care whether the property sells as is for 400k or tidied up for £420k or sells a bit quicker as they get 2% which is £8k or £8400 so they might make £400 more but might not.

I can see that there is a value in certain niches but for the general market if it was worth doing they'd already be doing it. Plus, just like teachers shouldn't be brushing children's teeth as that's the parent's responsibility, so it's the vendor's responsibility to tidy their own st up and the ones who just can't be arsed get a lower price for not being arsed. smile

I'm not sure about that. The picture you show seems to prove its a semi.

Lot of work to turn that into a masterpiece. At the moments it's basically a canvas with a knob drawn on it. Maybe a spaceship and a couple of dinosaurs.

You're basically buying an abandoned building site that was on a journey to create something weird.

First decision would be do you press on or level the site and start again.

To me it's price would be determined by no more than the land it occupies

More importantly you definitely need to fit in with the neighbours; likely a very strong community there, and you’d need to fit in (plus have a spare £750k).

Does appear to be detached, albeit overhangs next door by several feet..

Absolutely. That road looks hideous. Houses crammed up next to each other, cars hanging off the tiny driveways, shanty style houses etc.
