Is it in the right location, does it portray the right image, is it big enough, does it look a reasonable investment/ good value.

At that sort of price, house it's not like selling to a first time buyer. The prospects will have bought a house or two previously.
As someone who does it for a living I'd comment that whilst the photos aren't great I have seen far worse. They've made some effort to get a decent angle/composition etc but the lens is too wide/not corrected properly and they are way too over exposed. Makes it look sterile.

Personally I like to put the lights on, it brings out the colours of the decor and furnishings, plus can give some sparkle if needed.

Depends on the house of course, some are brighter:



Whereas the older stuff needs a different approach.

It has a mclaren on the drive.
However I think it maybe photoshop.

Weird layout and at over one million not sure I like only 2 bedrooms upstairs.

Modern extension makes it look like 3 different buildings on the inside, and not in a good way - seems like a real mish mash.
Certainly looks like a decent place for a party though with all the space and outdoor stuff.

Yes very nice - another lovely period piece.
A little too far from the beach. Which is a lovely beach.

There's a railway station nearby, so "easy" commuting. There's probably 3 trains a week subsidised by the UK tax payer. (They pay tax in Wales too)

Getting anywhere in that part of the world takes forever. Holiday makers slow it down, half the year.

I don't think it's too weird. Possibly built with some future proofing, because......

I'm seeing a five bed dormer bungalow, just needs an ensuite in the lounge. Which I'm calling bedroom 4. (there's plumbing just the other side of the wall for bed 3 and the guest cloakroom, being given a shower (or steal some space from the utility room so the snug (now bedroom 5) can have an ensuite.

There's plenty of space in the open plan games room (now the lounge) dinning room kitchen for a large family to piss each other off.

2 problems for me. I don't have the cash and I don't want to live the other side of the pennines.

The agent doesn't seem to be making the most of what's on offer in the text or showing them in photos. Weirdly the wide angle photos actually make the rooms look smaller than they are and look more cluttered.

The "features" section is woeful, there's a sauna and a large garage with a mezzanine workshop and parking for about 15 cars if you're having a party.

It's got an entire wing that can operate as a completely separate 2 bed property if needed.

They've finally corrected the number of bedrooms 2 weeks after the mistake being pointed out but the number of bathrooms is still wrong, there's typos and the formatting of the text is out and doesn't read well.

I know this isn't a feedback post but if anyone has a minute of two could you cast your eyes over this listing and give some first impression feedback I can pass on?

The floor plans cover it but surely you need the photos to wow before you head to those?

I think it would benefit from a video walk through or a 360 tour, maybe a couple of shots from a drone but maybe that's expecting too much?

Personally I think a new agent is needed but they're too nice to kick up a fuss and won't let me do it so I'm here trying to do something biglaugh

If you're an agent in that area or have trusted friends that are I'm sure they'd welcome any assistance to sell.
The floor plan is a pain in the arse to view in detail on a phone. Why all 3 floors are crammed into one floor plan, and there's not a separate tab for each floor is probably some illogical reasoning. Is it cheaper that way ? No.

I think if there's any land you want a drone picture.

Is the location pin in the right place on the map?

That sort of attention to detai matters.

There's no excuse for typos or mistakes.

Every mistake the estate agent made, I phoned and explained that we are paying alot of money for their work, and we aren't paying for them to get fundamentals wrong. And followed it up with an email.

Different price bracket.

I did my own advert for a rental via open rent which went on Rightmove, and maybe because I took my time, even with photos taken with a phone, and a floor plan done on PowerPoint, it was a better advert than any letting agent.
Although to be fair, demand for rents was that high, one line and one picture would have had the same impact.

Can I say, that the house is very sterile. All white. Just what appeals to everyone. They know they can paint the odd wall in an afternoon, if they want. You don't want too many photos. You want them.to be intrigued wnough to want to view.

I like this layout - not everyone has a brood of kids to consider / compromise living space for.
I do find it a bit odd that the floor plans don’t show dimensions though, or orientation to the sun (yes I know the back garden is south facing, but how difficult is it to put a compass on the floor plans?)…
Also, Neff and Hotpoint appliances aren’t what I’d expect at this price point - surely Siemens or Gaggenau?

Yes, reeks of Air BnB to me. Don’t get me wrong, it’s a nice place. Just doesn’t look like a house anyone actually ‘lives’ in.

My cousin used to live just opposite that place (before it was there, pretty certain it's a knock-down and rebuild), nice road but for the space on offer I'd say £1.6m is toppy to say the least.
